Moving to Spring Hill, TN: the Williamson side and the Maury side

Key takeaway

Spring Hill, TN is the cheapest way into Williamson County: Zillow's typical home value is $518,832 (September 2026), about 43% under Franklin's $913,277. The city sits in both Williamson and Maury counties, and the county decides your school system and the county portion of your tax bill. On the Williamson side the 2026 rate is $2.009 per $100 assessed, about $2,606 a year on the typical home; on the Maury side, check the Maury County Trustee.

Who this guide is for

You're moving to the Nashville area on a budget under about $600,000, Spring Hill keeps coming up, and you need to know what changes when a listing sits on the Maury County side.

Is Spring Hill right for you?

Spring Hill fits if

  • You want a Williamson County address for about $519,000, the lowest typical value of any town in the county (Zillow, September 2026).
  • You work in Franklin, Cool Springs or along Saturn Parkway, about 13 miles from Franklin by road.
  • You want city water and sewer from the City of Spring Hill on both sides of the county line (MTIDA 2026 profile).

Look elsewhere if

  • You need a short drive to downtown Nashville: Nolensville is about 16 miles away against Spring Hill's 33.
  • You want the lowest tax on your bill: Thompson's Station charges $1.403 against Spring Hill's $2.009.
  • You want an older town center with a historic main street: downtown Franklin is the county's best example.

Spring Hill, TN: check the county before the house

Before you compare two Spring Hill listings on price, find out which county each one is in. A Spring Hill mailing address and ZIP 37174 cover both sides. The county decides who sends the county tax bill and at what rate, which public school system serves the address, and which electric utility may serve it.

If a Williamson County Schools address matters to you, filter for the Williamson side first and treat Maury-side listings as a separate search. If schools aren't part of your decision, compare the two sides on the full tax bill once Maury County's 2026 rate is confirmed.

How to confirm the Spring Hill county line for an address

Search the address on the Williamson County Assessor's property search. If it returns the parcel, you're on the Williamson side; if not, it's in Maury County's records. Ask the listing agent for the parcel ID either way, and don't rely on a portal's county field.

Do this on day one of your search. The line runs through the city, so nearby subdivisions can fall on different sides, and tax, schools, car registration and relief programs all follow from it.

Property taxes on each side of Spring Hill

The city set its rate at 73.9 cents for the fiscal year that began July 1, 2026, above the state-certified rate of 64.76 cents, and the same rate applies in both counties. The county portion is where the sides split.

Property tax on Spring Hill's Williamson side

The combined Williamson-side rate is $2.009 per $100 assessed: $1.27 to Williamson County and 73.9 cents to the city. On the $518,832 typical home that's about $2,606 a year, or $217 a month. It's the third-highest combined rate in the county, behind Franklin's FSSD area and Fairview.

The Williamson portion is $1.27 rather than the $1.30 paid in unincorporated areas, because the county's 3-cent solid waste levy isn't charged inside Spring Hill, going by the rate sheet's arithmetic. The city's 73.9 cents is the larger factor: it's more than twice Nolensville's town rate and over seven times Thompson's Station's.

Property tax on Spring Hill's Maury side

Maury County reappraised property in 2026, so pre-2026 Maury rates you'll find online no longer apply. Call the Maury County Trustee for the 2026 rate before you budget a Maury-side home, and add the city's 73.9 cents to it.

Two Spring Hill tax bills a year

You'll get two bills. The county trustee for your side bills the county portion; the City of Spring Hill bills and collects the city portion through its tax clerk at City Hall, 199 Town Center Parkway, (931) 486-2252. If your lender escrows, make sure it pays both. The Williamson County property tax guide covers due dates and the 65+ tax freeze.

What school district is Spring Hill, TN in?

Two districts serve Spring Hill, and the county line divides them. Neither one is the Franklin Special School District.

Williamson County Schools in Spring Hill

Homes on the Williamson side are served by Williamson County Schools, PreK through 12. Check the exact address on the WCS school zones lookup; the Franklin and Williamson County schools guide explains how WCS works.

Maury County Public Schools in Spring Hill

Homes on the Maury side are served by Maury County Public Schools, a PreK-12 system with 24 schools and 12,752 students in MTIDA's 2026 profile. It doesn't offer an address search: it publishes a master street list (spreadsheet and PDF) on its Transportation page, so look up the street name there.

MTIDA's profiles list a 90.6% graduation rate for Maury County Public Schools and 52 schools for Williamson County Schools. Those are system-wide figures, so check each address in its own district's lookup before you write an offer.

Is Spring Hill, TN expensive? Home prices against the county

No: against the rest of Williamson County it's the cheapest town. Zillow's typical value is $518,832, against $916,175 for the county as a whole. It's also the furthest incorporated Williamson town from downtown Nashville, and part of the city sits in Maury County.

Home values in Spring Hill sit below their 2022 peak

The typical value peaked at $543,907 in July 2022 and is about $25,075, or 4.6%, below that now. It rose only 0.41% in the past year, against 3.02% for Franklin. For a buyer that's room to negotiate: you're not paying a price that's climbing every month.

The flip side shows up over longer periods. Over five years values here are up 20.19%, and 89.54% over ten, against Franklin's 30.9% and 109.8%. You buy in for less, and so far values here have grown more slowly. If you expect to sell within five years, weigh that against the lower entry price.

Tax per $100,000 of house in Spring Hill

Every $100,000 of value on the Williamson side adds about $502 a year in property tax. In Franklin outside the school district line it's about $392, and in Thompson's Station about $351. That gap is why a cheaper Spring Hill house can end up with a tax bill close to a pricier house nearby.

Monthly cost of a typical Spring Hill home

With 20% down at Freddie Mac's 7.4% average, principal and interest on $518,832 are about $2,874 a month. Add about $217 for Williamson-side property tax and the total is about $3,091 before insurance. At closing, the buyer pays Tennessee's transfer tax of about $1,920 at that price; the guide to closing costs in Tennessee lists the rest.

What major city is Spring Hill, TN close to?

Franklin is the nearest large city, about 13 miles north of Spring Hill's center by road. Downtown Nashville is about 33 miles, and the Middle Tennessee Industrial Development Association (MTIDA) profile puts the city about 30 miles from Nashville. Those are free-flow distances; drive the route at rush hour before you commit.

Roads through Spring Hill: US-31, Saturn Parkway and I-65

US-31 runs through town, Saturn Parkway (SR-396) links Spring Hill to I-65, and SR-840 crosses nearby. The nearest interstate is I-65, the main route toward Franklin and Nashville. The I-65 commute guide covers the corridor north of Franklin.

What is Spring Hill, TN known for?

Two things: the Civil War and the car plant.

The Battle of Spring Hill and Rippa Villa

The Battle of Spring Hill was fought on November 29, 1864, the day before the Battle of Franklin. Rippa Villa, an 1850s house on the Maury side, came to the city by donation in May 2017 along with 98.4 acres of passive park. The Battle of Franklin guide covers what happened next.

GM's Spring Hill plant

The city credits General Motors' Saturn plant with turning Spring Hill into a manufacturing center. Saturn Parkway still carries its name.

Utilities in Spring Hill: one water system, three electric providers

Water is the simple part. The City of Spring Hill supplies water and sewer on both sides, drawing from the Duck River. Electricity depends on where you are.

Electric service in Spring Hill

Columbia Power & Water serves areas inside the city, while Middle Tennessee Electric and Duck River EMC serve county areas, according to MTIDA's 2026 profile. Atmos Energy supplies gas. Ask the seller which electric provider bills the house; the utilities guide for the Franklin area covers setup.

Flood maps for Spring Hill parcels

Before an offer, check the FEMA flood map for the parcel and ask for the seller's disclosure; the Franklin weather and tornado guide covers storm season and flood insurance.

Sales tax on each side of Spring Hill

Sales tax splits at the county line too. On the Williamson side it's Tennessee's 7% plus Williamson County's 2.75% local rate, 9.75% in all. Maury County sets its own local rate, so check it for stores and purchases on the Maury side. The Tennessee sales tax guide explains the single-article cap that applies on big purchases like a car.

Moving to Spring Hill: paperwork by county

Most of the move-in list is statewide, but a few steps go through your county's offices, so the county line follows you past closing.

Car registration in Spring Hill

On the Williamson side you title and register through the Williamson County Clerk; the 2026 new-resident fee is $68.75, including the county's $25.75 wheel tax. On the Maury side you register with the Maury County Clerk, whose fees are set separately, so ask before you go. Emissions testing has ended statewide. The Tennessee car registration guide lists the documents.

Driver's license and voter registration in Spring Hill

A Tennessee license is a state document, so the rules are the same on both sides: bring your Real ID documents and two proofs of your Spring Hill address. Voter registration is by county and doesn't transfer, so register with the election commission for the county your home is in.

Williamson County tax relief in Spring Hill

Williamson County's tax freeze for owners 65 and older applies to Williamson County property. If you're buying on the Maury side and expect to use a freeze or relief program, ask the Maury County Trustee what it offers before you choose a side.

Spring Hill or Thompson's Station: what decides it

Thompson's Station is Spring Hill's northern neighbor: about $210,000 more house, nearly the same tax bill.

Spring Hill (Williamson side)Thompson's Station
Zillow typical value$518,832$728,431
2026 combined rate$2.009$1.403
Tax on the typical home$2,606$2,555
Miles to Franklinabout 13about 10
Water and sewerCity of Spring HillH.B.&T.S. water; town sewer only in listed subdivisions

Spring Hill vs Thompson's Station on the tax bill

The typical homes' tax bills are within $51 of each other. On the same $600,000 house, Spring Hill's Williamson side would charge $3,014 and Thompson's Station $2,105. Choose Spring Hill if the purchase price is the limit; choose Thompson's Station if you can stretch the price and want the lower yearly cost. The Williamson County towns comparison adds the other seven, and Bill can show you both towns on one video tour.

Three questions settle it. Is your ceiling the purchase price or the monthly payment? If it's the price, Spring Hill. Do you want city sewer without checking each subdivision? Again, Spring Hill. Do you plan to hold for ten years or more? Thompson's Station's lower rate saves about $909 a year on that $600,000 house, every year you own.
