Williamson County property tax calculator for Tennessee's 2026 rates

Key takeaway

This Tennessee property tax calculator works out the 2026 bill on any Williamson County home from two inputs: its value and its rate area. Choose the rate area carefully. On Franklin's typical $913,277 home the bill runs from $2,968 to $5,122 depending on which city and school district the parcel sits in, and a Franklin mailing address doesn't tell you which.

Who this guide is for

For buyers comparing homes in Franklin and Williamson County who want the yearly property tax on a specific price and location before making an offer.

Tax year 2026 rates (Williamson County and city 2026 rate tables). Tennessee assesses homes at 25% of appraised value. An estimate, not a tax bill: confirm the jurisdiction on the parcel record and check with the Williamson County Trustee or a CPA.

The FSSD line in the property tax calculator: $1,546 a year

The biggest gap between two similar bills in Franklin comes from the Franklin Special School District (FSSD) line, not the price. Inside city limits, a home in FSSD pays $2.2433 per $100 of assessed value and a home outside it pays $1.566. On the typical $913,277 home that's $5,122 against $3,575: $1,546 a year, or about $129 a month in escrow.

Three steps before you trust any number here. Look up the parcel on the Williamson County property search to confirm its city and district. If you're 65 or older, check the freeze limits further down before you buy. And for Spring Hill, check which county the parcel is in. The rates come from Williamson County's 2026 table; confirm anything that affects a contract with a Tennessee CPA or real estate attorney.

How the property tax calculator works

Tennessee taxes homes on a fraction of their value. The calculator follows the Comptroller's three-line formula:

  1. Appraised value × 25% = assessed value. Residential and farm property is assessed at 25%; commercial property at 40%.
  2. Assessed value ÷ 100 × the combined rate = the yearly tax.
  3. Yearly tax ÷ 12 = the monthly amount a lender collects in escrow.

The Comptroller's own example: a $400,000 home is assessed at $100,000, and at a $2.50 rate the tax is $2,500. The calculator prefills Franklin's typical value and the City of Franklin, outside FSSD rate, which gives $3,575. Change either field and the yearly, monthly and percent-of-value figures update, and the table under it shows the same home in every 2026 rate area.

Use the Assessor's appraised value when the home has one. It can differ from your purchase price, and the bill follows the appraisal.

2026 rates in the Williamson County property tax calculator

Each rate is the sum of up to three parts: a city rate, the county rate and the FSSD rate. The county rate itself varies by area in 2026, from $1.18 inside Franklin and FSSD to $1.30 in most of the county, as the table shows.

Unincorporated Williamson County rate

Outside any city and outside FSSD, only the county's $1.30 applies. That covers Leiper's Fork, College Grove, Arrington and the rural county. On a $913,277 home it's $2,968 a year, the lowest bill in the county.

City of Franklin rate outside FSSD

Franklin's city rate is $0.296, added to a county rate of $1.27 for $1.566. This is the calculator's default, and on Franklin's typical home it comes to $3,575 a year.

City of Franklin rate inside FSSD

The same city rate plus $1.18 county and $0.7673 FSSD gives $2.2433, the county's highest. On the typical home: $5,122 a year, $1,546 more than the same house outside the district.

FSSD rate outside Franklin city limits

Some FSSD parcels sit outside city limits. They skip the city rate but pay $1.21 county and the FSSD levy, $1.9773 in all. On $913,277: $4,515 a year.

Brentwood property tax rate

Brentwood adds $0.19 to the county's $1.30 for $1.49. The rate is low, but Zillow's typical Brentwood home is $1,388,985, so the typical bill is about $5,174.

Nolensville property tax rate

Nolensville's $0.34 town rate makes $1.64 combined. On Zillow's typical Nolensville home of $834,285, that's about $3,421 a year.

Thompson's Station property tax rate

A $0.103 town rate gives $1.403, the lowest of any town. On the typical Thompson's Station home of $728,431, the bill is about $2,555.

Spring Hill property tax rate, Williamson side

Spring Hill's city rate of $0.739, set for both counties, plus the $1.27 county rate makes $2.009 on the Williamson side. The City of Spring Hill bills its share separately from the county Trustee. On the typical $518,832 home: about $2,606. Maury County's 2026 rate for the other side isn't confirmed yet, so check that row of the calculator with the Maury County Trustee.

Fairview property tax rate

Fairview's city rate rose from $0.5904 in 2025 to $0.8404 in 2026, for $2.1404 combined. On Zillow's typical Fairview home of $535,208, that's about $2,864 a year.

Property tax calculator examples on a $400,000 home

A $400,000 home is assessed at $100,000 anywhere in Tennessee, so a $1.566 rate means $1,566 a year. In Williamson County that's $1,300 to $2,243 a year.

For comparison, Metro Nashville's current Urban Services District rate is $2.814, or $2,814 on the same home. Nashville's typical home, though, is $425,889, so the typical Nashville bill of about $2,996 sits between Franklin's two lines. The extra cost of Franklin is in the price: its rates are lower. The full explanation of the bill, appeals and appraisals is in the Williamson County property tax guide.

Relief and freeze programs the property tax calculator leaves out

Tennessee has no general homestead exemption that cuts the assessed value for every owner-occupant. Instead, owners who qualify by age, disability or veteran status can get relief, and Williamson County adds two programs of its own. The calculator shows the bill before any of them.

Program, tax year 2026Who qualifiesIncome limit (2025 income)
State Property Tax Relief65 or older, or totally and permanently disabled; primary residence$38,470 combined
Williamson County Tax Freeze65 by December 31, 2026; primary residence, up to 5 acres$69,150 combined
Williamson County Broad Base Tax Relief65 by December 31, 2026$63,000 combined
Disabled veterans and widow(er)sQualifying veterans and surviving spousesNo income limit

The freeze holds the primary residence's tax at the qualifying year's amount and must be renewed each year. Applications for 2026 taxes are due by April 5, 2027, and the taxes must be paid in full first; the Trustee takes appointments on (615) 790-5709. If a freeze is likely, buy with the bill in this calculator in mind: it locks the first bill you qualify with.

When Williamson County property tax is due

Williamson County mails bills in early October. They're payable from the first Monday in October through February 28 of the next year, so the 2026 bill is due by February 28, 2027.

Interest of 1.5% is added on March 1 and again on the first of each month after that. The Trustee accepts partial payments but can't waive, prorate or release tax or interest. If your lender escrows, it pays the bill from the monthly amount the calculator shows.

When you buy, the year's tax is split between buyer and seller at closing under the contract; the Tennessee closing cost calculator covers the state taxes due that day. For the rest of the move, start from the Franklin relocation guide.

Williamson County property tax calculator FAQs

How do I calculate property tax in TN?

Multiply the appraised value by 25% to get the assessed value, divide by 100, then multiply by the combined rate for the parcel's location. A $913,277 home in the City of Franklin outside FSSD is assessed at $228,319, and at $1.566 per $100 the 2026 tax is about $3,575. The calculator on this page does the same arithmetic.

How much is property tax on a $400,000 house in Tennessee?

In Williamson County it's $1,300 to $2,243 a year for 2026. Metro Nashville's current Urban Services District rate would make it $2,814.

Do people over 65 pay property taxes in Tennessee?

Yes, but they can qualify for help.
