Fairview's 2026 property tax increase
Buy in Fairview if price is your limit and your drive runs along I-40; for a Franklin or Cool Springs job, compare Spring Hill first. The catch is tax: the city's share went from 59.04 cents in 2025 to 84.04 cents in 2026, and with the county's $1.30 the combined rate is now $2.1404 per $100 assessed. Only Franklin's FSSD area pays more in Williamson County.
| Year | Fairview city rate | Combined rate | Tax on $535,208 |
|---|---|---|---|
| 2024 (before reappraisal) | $0.8765 | Pre-reappraisal values: not comparable | n/a |
| 2025 | $0.5904 | $1.8904 | $2,529 |
| 2026 | $0.8404 | $2.1404 | $2,864 |
The city cut its rate after the 2025 reappraisal raised values, then raised it most of the way back in 2026. A listing that shows last year's tax understates this year's by about $335 on a typical home. Recompute every Fairview listing at the 2026 rate.
Because the city rate has moved by 25 to 29 cents in each of the last two years, build some slack into your budget. Each 10-cent change in Fairview's rate moves the typical bill by about $134 a year.

Checks before an offer on a Fairview home
- Ask for the seller's 2025 and 2026 tax bills, and budget on the 2026 rate.
- Confirm whether the house is on Water Authority of Greater Dickson sewer or a septic system, and get the septic records if it's septic.
- Check that the parcel is inside Fairview city limits on the Assessor's property search; a Fairview address outside them pays only the county's $1.30.
- Ask the HOA, if there is one, for its budget and any planned special assessment.
- Pull the FEMA flood map for the lot.
