Best neighborhoods in Franklin, TN: 18 compared by school line, tax and price

Key takeaway

The best neighborhoods in Franklin, TN sort by two lines before amenities: the Franklin Special School District boundary and the city limit. On the same $901,467 home, 2026 tax runs about $5,056 inside both, $3,529 in the city but outside FSSD, and $2,930 in unincorporated county. Pick the line, then compare Westhaven, Berry Farms, Fieldstone Farms and the rest inside it.

The best neighborhoods in Franklin, TN for your situation

Pick the school system and the tax line first, then the subdivision. Two homes at the same price can carry yearly tax bills about $1,500 apart because one sits inside the Franklin Special School District (FSSD) and the other doesn't. Start from the row that matches what you need most.

If you only tour one, make it Westhaven: it's the one plan with a grocery, golf, five pools and townhomes and condos as a lower-priced way in, all inside the city. The figures come from Zillow's September 2026 ZIP values, the county's 2026 tax rates, FSSD's own subdivision list and Census address lookups.

Zillow doesn't value subdivisions, so the value column is the ZIP's typical home value for September 2026. A section of townhomes and a street of estate lots share that number, so treat it as the neighborhood's price band, not a quote. The school column comes from FSSD's April 2023 subdivision list: a name missing from it is outside FSSD, and an asterisk there marks a split. City status comes from Census geocoder lookups and the city's annexation records.

How two lines change the tax on a Franklin neighborhood home

The same $901,467 home (Zillow's typical value for ZIP 37064) pays about $2,100 a year more on Franklin's highest common 2026 tax line than on its lowest. Assessed value is 25% of appraised value; the rates are Williamson County's 2026 combined rates per $100 assessed.

Franklin neighborhoods inside FSSD

The combined rate is $2.2433: city, county and the FSSD levy. On the example home that's about $5,056 a year, or $421 a month. Downtown, Forrest Crossing and the FSSD streets of the split subdivisions pay it.

Franklin neighborhoods outside FSSD

Inside the city but in Williamson County Schools, the rate drops to $1.566, about $3,529 a year on the same home. Nine of the 18 sit here, counting McKay's main sections, including Westhaven, Berry Farms, Fieldstone Farms, Ladd Park and Avalon.

Unincorporated Williamson County neighborhoods

With no city line and no FSSD levy, the rate is $1.30, about $2,930 a year. Laurelbrooke, Legends Ridge and Temple Hills sit here, and you'd rely on county services instead of the city's.

FSSD's boundary was frozen by the General Assembly in 1986, so it doesn't follow the city limit, and a Franklin mailing address doesn't prove either one. Look up the parcel, then use the Williamson County property tax rates and bill math or the property tax calculator for your own number. The guide to FSSD and Williamson County Schools explains how the two systems connect at high school.

Which Franklin neighborhoods are in the Franklin Special School District?

Downtown Franklin and Forrest Crossing sit inside FSSD, along with the Hadden Hall section of McKay's Mill. Polk Place, Founders Pointe and Lockwood Glen are split, so the street decides. FSSD runs PreK-8 inside its boundary and its students go on to Williamson County Schools high schools.

Downtown Franklin

The 16-block grid laid out around 1799 is the oldest part of town, and downtown addresses geocode to FSSD. You're buying a 19th-century house inside a historic overlay, where exterior changes need a Certificate of Appropriateness first. Zillow's Central Franklin area runs about $692,812, lower than any Franklin ZIP. Read the downtown Franklin homes and historic district guide before you plan a renovation.

Forrest Crossing in Franklin

The whole of Forrest Crossing is FSSD, listed with no split marker, and it's been inside the city since a 2004 annexation. It sits off Murfreesboro Road, about 4 miles in a straight line from the Galleria.

McKay's Mill and its Hadden Hall section

More than 1,300 homes with their own town center, about 2 miles east of I-65. FSSD lists only the Hadden Hall section; a main-section address geocodes to WCS. The McKay's Mill guide shows how to check a street.

Polk Place school split

Built between 1994 and 2005, with about 347 homes approved. FSSD marks Polk Place with an asterisk, so two listings here can carry different tax rates.

Founders Pointe school split

About 352 houses off Highway 96 West, with more than 20 acres of common space. The HOA itself says the K-8 system depends on the address, so check each one in Founders Pointe.

Lockwood Glen school split

The newest plan here: Crescent Resources bought the land in 2013, and the median lot is about 0.16 acre. It's split too; the Lockwood Glen page covers which side a home falls on.

Franklin neighborhoods with shops inside the plan or next door

Westhaven and Berry Farms put a grocery inside the master plan, and both are in WCS and inside the city on the $1.566 rate. Cool Springs is the district you'd live beside instead.

Westhaven in west Franklin

Southern Land Company began selling here in 2003, and the plan reaches about 1,500 acres and some 3,500 homes. The Village Center has a Kroger, and the amenity list runs to five pools, an 18-hole course and about 9 miles of trails. Single-family homes, three-story townhomes, condos and a 55+ section share it. The catch: dues aren't published. See the Westhaven neighborhood guide.

Berry Farms at the I-65 exit

A 600-acre plan at the I-65 and Peytonsville Road interchange, with Publix, restaurants and an office park inside it. The developer says every home is within a 5-minute walk of shops and offices. Planned totals are 1,100 homes against 3 million square feet of office space, so you live beside a workplace district. More in the Berry Farms town center and homes guide.

Cool Springs, the office district

Cool Springs is a commercial area around the CoolSprings Galleria, split between Franklin and Brentwood, with no single subdivision of its own. If you'll work there, the guide to living near Cool Springs sorts the nearby subdivisions by school line.

Franklin neighborhoods built around pools, clubhouses and trails

Neither of these keeps a grocery inside the plan, so you drive for the weekly shop and get pools, a clubhouse and trails instead. Both are WCS and inside the city.

Fieldstone Farms in 37069

Building began in 1987 on a former farm. A 2015 count gave 825 acres, 26 sections and 2,137 homes from about 1,000 to 6,000 square feet, with two pools, a clubhouse, lighted tennis and a Harpeth River trail. Because it's 26 sections, your dues and rules depend on which one you buy in. The Fieldstone Farms guide explains how to ask.

Ladd Park along the Harpeth River

Trillium Ventures planned 1,146 homes here, with 2 miles of river frontage, 240 acres of common land and about 10 miles of trails (2015 figures). There's no grocery inside the plan, which is the trade for the river. Compare it in the Ladd Park neighborhood page.

Franklin neighborhoods outside the city limits

Three of the 18 sit in unincorporated Williamson County despite a Franklin mailing address, all in ZIP 37069, where Zillow's typical value is $998,910. On that value the county-only rate comes to about $3,246 a year, against $3,911 for the same home inside the city.

Laurelbrooke in unincorporated Williamson County

A gated Southern Land community on nearly 600 wooded acres in five sections. Services come from the county, not the city. Details are in the Laurelbrooke guide.

Legends Ridge and its acre lots

Lots run about an acre at the median. It's off Hillsboro Road, with no city annexation record. See the Legends Ridge guide.

Temple Hills and its optional club

The one of these three whose HOA publishes dues: $440 a year for a house in 2026. The golf club is separate and optional, with golf memberships from $656 a month. More on the Temple Hills page.

More WCS neighborhoods inside the city

These four are inside Franklin and in Williamson County Schools, so they share the $1.566 line with Westhaven. Ask each HOA for its dues in writing; Ashton Park's posts them on its own site.

Sullivan Farms off Mack Hatcher

About 720 houses begun in 1997, at Mack Hatcher Parkway and Donelson Creek Parkway, with a pool and playground. The Sullivan Farms page has the sections and lot sizes.

Stream Valley in south Franklin

Annexed in 2005 near Lewisburg Pike and the Goose Creek Bypass, with 824 homes approved. It's about 7.5 miles in a straight line from the Galleria. See the Stream Valley guide.

Ashton Park near Cool Springs Boulevard

A small plan of about 231 homes approved in 2001, roughly 1.5 miles in a straight line from the Galleria. More in the Ashton Park guide.

Avalon between Cool Springs and McEwen

More than 600 acres in five neighborhoods, with over 300 acres left as open land, and lot sizes that range from small to about an acre. The Avalon neighborhood page explains its separate HOAs.

What Franklin neighborhood homes cost by area

Typical values run from about $570,800 in Southall to about $1.4 million in McLemore, across Zillow's nine broad Franklin areas. They're city areas, not subdivisions.

Zillow's Franklin areaTypical value, September 2026
McLemore$1,415,604
Seward Hall$1,016,752
Goose Creek$998,254
West Harpeth$984,295
Carnton$807,718
Berrys Chapel$755,440
McEwen$722,425
Central Franklin$692,812
Southall$570,803

Inside the big planned neighborhoods, the cheaper way in is usually a townhome or condo: Westhaven, Fieldstone Farms and McKay's Mill all mix them with houses. For the city-wide trend, see the Franklin housing market report; for builder communities, the new construction guide.

How to check a Franklin neighborhood before you offer

Run these four checks on any address you're serious about.

  1. Enter the address on FSSD's map lookup and the WCS school zone finder.
  2. Pull the parcel record to confirm city or county and the tax district.
  3. Ask the listing agent for the HOA resale certificate: dues, transfer fees, any special assessment, and whether a sub-association bills on top.
  4. Drive the route to work at rush hour. The Franklin to Nashville commute guide covers I-65 and the alternatives.

If you're still out of state, Bill can tour a shortlist with you by video and pull the HOA documents before you fly in; the Relocating to Franklin home page has his contact details. Towns outside Franklin are compared on the Williamson County towns page.

Franklin TN neighborhoods FAQs

What is the most expensive neighborhood in Franklin, TN?

By Zillow's typical home value for September 2026, the McLemore area tops Franklin at about $1,415,604, followed by Seward Hall at $1,016,752. Among ZIP codes, 37069 is highest at $998,910; that ZIP includes Fieldstone Farms and gated Laurelbrooke. Zillow doesn't value individual subdivisions, so these are area and ZIP figures, not prices for a single street or section.

What are the best neighborhoods in Franklin, TN?

If you only tour one, make it Westhaven: a grocery, golf, five pools and a townhome or condo way in, all inside the city. Downtown Franklin and Forrest Crossing are the FSSD picks. Westhaven and Berry Farms put a grocery inside the plan. Fieldstone Farms (2,137 homes) and McKay's Mill (1,300+) are the established resale picks with pools and a clubhouse. Ladd Park trades shops for Harpeth River frontage, and Laurelbrooke sits outside the city limit.

Which Franklin neighborhoods are in the Franklin Special School District?

FSSD's own April 2023 list places Downtown Franklin and Forrest Crossing in the district and the Hadden Hall section of McKay's Mill. Polk Place, Founders Pointe and Lockwood Glen are split between FSSD and Williamson County Schools. Westhaven, Berry Farms, Fieldstone Farms, Ladd Park and Laurelbrooke aren't on the list. Check every address on FSSD's map lookup.

Which Franklin subdivisions are outside the city limits?

Laurelbrooke, Legends Ridge and Temple Hills sit in unincorporated Williamson County despite their Franklin mailing addresses, based on Census lookups and the city's annexation records. That means no City of Franklin property tax and county services. Other subdivisions near the edges can fall either way, so confirm with the parcel record rather than the ZIP code.

Which Franklin neighborhoods have the lowest home prices?

Zillow's Southall area has the lowest typical value in Franklin at about $570,803 (September 2026), followed by Central Franklin at $692,812. Within the large planned neighborhoods, townhomes and condos are the lower-priced option: Westhaven, Fieldstone Farms and McKay's Mill all mix them in with houses. Spring Hill and Fairview are cheaper still, outside Franklin.

Which Franklin neighborhoods are walkable to shops?

Downtown Franklin is the walkable one, with Main Street's shops and restaurants inside a 16-block grid. Berry Farms says every home is within a 5-minute walk of its town center, which includes Publix. Westhaven's Village Center has a Kroger, restaurants and a bank. McKay's Mill has a town center with a grocery, though how close it is depends on the street.

Which Franklin neighborhoods have the biggest amenity packages?

Westhaven has the longest list: a 15,000-square-foot residents' club, five pools, an 18-hole golf course and about 9 miles of trails. Fieldstone Farms has two pools, a clubhouse, a fitness center and lighted tennis. Ladd Park has about 10 miles of trails and its own pools and clubhouse. Ask each HOA what the dues cover, because none of them publishes the amount.
