Moving to Founders Pointe in Franklin, TN: bigger lots near downtown

Key takeaway

Founders Pointe in Franklin, TN is the value pick near downtown if land and distance matter most: it has the biggest lots of the in-town 1990s subdivisions among the ten compared in this guide and the shortest straight line to Main Street, about 1.7 miles. Its county appraisals also sit about $106,600 below Polk Place's at the median. The catch is the school line. Founders Pointe is split between the Franklin Special School District (FSSD) and Williamson County Schools (WCS), so look up each address before you compare houses. If you need FSSD everywhere, Forrest Crossing is the whole-district alternative.

Who this guide is for

You want a quarter-acre-plus lot close to downtown Franklin, and Founders Pointe is on your list.

Is Founders Pointe right for you?

Founders Pointe fits if

  • You want a bigger in-town lot: the median Founders Pointe lot is 0.283 acre, the largest of the in-town 1990s plans here.
  • You want to be close to downtown: Main Street is about 1.7 miles away in a straight line, and the HOA notes bike access to downtown.
  • You want common ground to use: the HOA counts more than 20 acres, with a pool and a nature trail.

Look elsewhere if

  • You need FSSD at every address: Forrest Crossing is entirely FSSD.
  • You want a newer house: Lockwood Glen was recorded in 2016.
  • You'll commute to Cool Springs daily: Ashton Park is about 1.5 miles from the Galleria.

Is Founders Pointe the best value near downtown Franklin?

On land and distance, yes, and for a relocation buyer that's the pair that's hardest to get later: you can renovate a kitchen, but you can't add a tenth of an acre or move closer to Main Street. Among the in-town 1990s subdivisions compared here, this one has the biggest median lot and the shortest straight line to Main Street, and its median appraisal is about $106,600 below Polk Place's. No other plan compared here matches all three.

The condition is the school line. FSSD and the HOA both describe Founders Pointe as split, so one house may carry FSSD and the next WCS. If FSSD is the reason you're looking, check the address before anything else.

Abram Maury's land and the 1799 purchase under Founders Pointe

The HOA records that the land was part of Major Anthony Sharpe's grant, and that Sharpe sold 640 acres to Abram Maury in 1799, the year Maury laid out the town of Franklin.

Abram Maury Family Cemetery in Founders Pointe

The Maury family cemetery is preserved inside the neighborhood's common ground; ask the HOA who maintains it. For the county and town today, read where Franklin sits in Williamson County.

The HOA also records a historic cemetery of enslaved people, preserved within the neighborhood. If a house borders either cemetery, ask the HOA about any rules that cover the boundary.

Homes, lots and the 1994 city record for Founders Pointe

Eight phases, from Estates to The Meadows, in Founders Pointe

The City of Franklin's subdivision layer records Founders Pointe in 1994 with 353 single-family units approved under R-3 zoning. Its named phases are the Estates, White Blossom, Carnton Meadows, Heritage Glen, Magnolia Place, Boxwood Trace, Belle Meade Estates and The Meadows. The land came into the city earlier, in a 1987 annexation.

A listing may use a phase name rather than "Founders Pointe", so add each one to your saved searches. If it's labelled Heritage Glen or Boxwood Trace, the parcel record's legal description confirms whether it's inside this HOA.

Lot sizes in Founders Pointe

The county parcel layer counts 351 residential lots with a median of 0.283 acre. The smallest tenth is about 0.21 acre and the largest tenth about 0.37, so even the low end is close to Sullivan Farms' median. That's a yard within two miles of Main Street.

Nine numbered sections in Founders Pointe

The legal descriptions record nine numbered sections. The section and phase name on the parcel record are your best filter for comparable sales, since phases were built at different times.

Using the tight Founders Pointe appraisal band

Appraisals in Founders Pointe after the 2025 reappraisal

The median appraised value is $774,300 and 80% of houses fall between $714,600 and $874,200, a band of about $160,000, or about 21% of the median. Polk Place's is about 20%, on a higher median. An appraisal is the tax value, not a sale price, but a narrow band means a list price far above it needs a visible reason.

Use the band as a test. If a house is listed well above its neighbors, ask what's different: a larger lot, an addition, a renovation or a better position on the common ground. If the answer is only "the market", the comparable sales will tell you whether that holds.

The 37064 ZIP value in the Founders Pointe cost tool

The cost tool on this page starts from Zillow's typical value for the 37064 ZIP, $901,467 for September 2026, since Zillow has no subdivision figure. That sits above the middle 80% of this plan's appraisals, so replace it with the price you're considering. City-wide prices are on the Franklin housing market page.

FSSD or Williamson County Schools: the Founders Pointe school split

What FSSD and the Founders Pointe HOA say

FSSD's neighborhood list places Founders Pointe under Poplar Grove School with the asterisk it uses for split neighborhoods. The HOA says elementary and middle assignments depend on the address (FSSD or WCS) and that all addresses share the same WCS high school, which fits how FSSD works: it runs PreK-8 and its students go on to WCS.

Checking a Founders Pointe address

Two Census test points on the main boulevard fell in FSSD, but that tells you nothing about the street you're looking at. Enter the exact address on FSSD's neighborhood list and in the WCS school zone finder, and save both results with the date. Do it before you tour, not after you've picked a house: on a split plan, the lookup can take a house off your list in a minute. The Franklin school systems guide covers how FSSD and WCS differ.

Property tax in Founders Pointe on each side of the FSSD line

The school side also sets the 2026 rate. Here's the median house, appraised at $774,300 and assessed at 25%:

Founders Pointe at the median2026 combined rateYearly taxMonthly tax
FSSD side (county + Franklin + FSSD)$2.2433About $4,342About $362
WCS side (county + Franklin)$1.566About $3,031About $253

Founders Pointe monthly cost with a mortgage

The mortgage follows your price, the tax follows the county's appraisal. At the cost tool's starting price, the 37064 typical value of $901,467, with 20% down and Freddie Mac's 7.4% average for the week of October 15, 2026, principal and interest come to about $4,993 a month. Add tax on the median appraisal and you're at about $5,355 on the FSSD side or $5,246 on the WCS side, before HOA dues and insurance. Every $100,000 you pay below that price takes about $554 a month off principal and interest.

Over a 10-year stay at 2026 rates, the FSSD side costs about $13,110 more in tax on the median house. The cost tool here is set to the FSSD rate; switch it to "Franklin" for a WCS-side address. The Williamson County tax guide explains each rate.

Pool, trail and 20 acres of Founders Pointe common ground

The nature trail and bike access in Founders Pointe

The HOA lists a community pool, a nature trail and more than 20 acres of community space, and notes bike access toward downtown. At 1.7 miles in a straight line, Main Street is close enough that a bike ride is realistic; check the route for yourself before you count on it. The common ground also holds the two preserved cemeteries, so part of it is open space you won't see built on.

HOA dues and Acclaimed Property Management at Founders Pointe

Acclaimed Property Management runs the association, and the dues page sits behind a member login, so the amount isn't public. Ask the seller's agent for the resale certificate, which states the dues, the transfer fee and any special assessment.

How Founders Pointe lots compare across Franklin subdivisions

Lot size is the clearest edge Founders Pointe has, so here it is against the other subdivisions compared in this guide, using the county parcel layer's medians. Legends Ridge is the outlier: acre lots outside the city.

SubdivisionMedian lotMedian county appraisalStraight line to Main Street
Legends Ridge0.977 acre$2,089,2004.3 miles

Ashton Park0.18 acre$962,2004.0 miles

Temple Hills is left out because the parcel layer doesn't cover it. Read down the last column: no other plan with a lot this size is this close to downtown.

Where Founders Pointe sits off Highway 96 West

Distance from Founders Pointe to downtown Franklin

Highway 96 West is about 0.2 mile from the middle of the neighborhood, with Downs Boulevard and Del Rio Pike close by. Main Street is about 1.7 miles in a straight line, the shortest of any plan compared here. For what's downtown, read the downtown Franklin guide.

From Founders Pointe to Cool Springs and I-65

CoolSprings Galleria is about 4.9 miles in a straight line. Highway 96 West runs east into central Franklin and on toward I-65, so the route to the interstate goes through town. If your job is in the Cool Springs offices, drive it at rush hour, and compare the I-65 route on the Franklin to Nashville commute guide.

FSSD options in Franklin compared with Founders Pointe

If FSSD is your goal, Founders Pointe is one of four of the ten subdivisions compared here that reach it. Only one of them is FSSD at every address. Here they are at their median appraisals, with the 2026 tax on the FSSD side:

SubdivisionFSSD coverageMedian county appraisalMedian lotFSSD-side tax at the median

When Founders Pointe beats Forrest Crossing

Forrest Crossing appraises lower and is FSSD at every address, but its lots are about a third smaller and its houses date from 1987. Pick this plan instead if you'll do the address check and want the bigger yard closer to Main Street.

When Founders Pointe beats Polk Place

Polk Place is split too, so the address check is the same. Here you get more lot at a median appraisal about $106,600 lower, and about $598 less a year in FSSD-side tax. Pick Polk Place only if you want its pond and Mack Hatcher access.

Founders Pointe or Sullivan Farms: what decides it

Both are 1990s plans on Franklin's west side near Highway 96, and their median appraisals are about $15,000 apart. One has more land and a shorter run to Main Street; Sullivan Farms has twice the homes and a single school system.

Before you offer in Founders Pointe

  • Run both district lookups on the exact address and set the tax tool to match.
  • Pull the parcel record for the appraisal, phase and section.
  • Request the resale certificate from Acclaimed Property Management.
  • Ask the seller for roof, HVAC and water heater dates; on a house from the 1990s, a replacement in your first few years of ownership belongs in the budget.
  • If the lot borders common ground or a cemetery, ask the HOA what rules apply.

Compare it with the other 17 plans on the Franklin neighborhoods guide. Bill can confirm the school side of a listing and tour it by video.

Is Founders Pointe in the Franklin Special School District?

Partly. FSSD lists Founders Pointe as split between its district and Williamson County Schools, and the HOA says elementary and middle assignments depend on the address. How many homes are in Founders Pointe?

The HOA counts 352 single-family homes, and the county parcel layer shows 351 residential lots across nine sections. The city approved 353 units in 1994, so the plan is essentially complete. Eight named phases, from the Estates to The Meadows, make up the neighborhood.

When was Founders Pointe built?

The City of Franklin's subdivision record dates Founders Pointe to 1994, on land the city annexed in 1987. Phases were built in the years after, so the age of a house depends on its phase and section. Check the year built on the county parcel record for the house you like.

Is Founders Pointe inside Franklin city limits?

Yes. The area was annexed into the City of Franklin in 1987, and the Census geocoder places Founders Pointe inside city limits. Houses pay county and city tax, a combined $1.566 per $100 in 2026, plus the FSSD levy on the FSSD side for a total of $2.2433.

What are the HOA fees in Founders Pointe?

The dues sit behind the HOA's member login, so they aren't public and we don't print a figure. Acclaimed Property Management runs the association. Ask the seller's agent for the resale certificate, which lists the dues, the transfer fee and any special assessment for that house.

What amenities does Founders Pointe have?

The HOA lists a community pool, a nature trail and more than 20 acres of community space, and it notes bike access toward downtown. Two historic cemeteries are preserved within the common ground. Ask the HOA for pool hours, guest rules and what the dues maintain before you buy.

How far is Founders Pointe from downtown Franklin?

About 1.7 miles in a straight line from the middle of the neighborhood to Main Street, the shortest distance of the ten subdivisions compared in this guide. The HOA notes bike access toward downtown. CoolSprings Galleria is about 4.9 miles away in a straight line.
