Legends Ridge in Franklin, TN is where to look if you want an acre: almost every lot is close to one, off Hillsboro Road in northwest Franklin. It has a Franklin address but sits in unincorporated Williamson County, so you pay the county tax rate alone, with no city levy. On the median county appraisal that's about $1,389 a year less than the same house would pay inside Franklin. The catch is that you give up city services and the shorter drive of an in-town plan; if you want acre-scale lots inside the city, look at Avalon's larger sections.
You're relocating to the Franklin area, want an acre or close to it, and Legends Ridge is one of the names on your list.

Is Legends Ridge the right acre-lot neighborhood for you?
Pick Legends Ridge if land is the priority. A typical lot here is roughly four times a lot in Sullivan Farms or Polk Place, and you skip the Franklin city levy on top.
There are two catches. You're outside the city, so water, sewer and other services can come from different providers than in town. And appraisals run high at every level of the tax roll: the bottom tenth here, about $1.56 million, sits above the top tenth of every in-town 1990s plan among the ten subdivisions compared in this guide. An acre inside the city won't cost less on the roll: Avalon's larger sections are the in-city alternative, and its top-tenth appraisals reach about $2.77 million.
Is Legends Ridge inside Franklin city limits?
No. The Census Bureau's geocoder places Legends Ridge in unincorporated Williamson County, and the City of Franklin's annexation and subdivision layers have no record of it. The Franklin mailing address comes from the 37069 ZIP, not from the city, the same arrangement as Laurelbrooke.
The county-only tax bill in Legends Ridge
Outside the city and outside FSSD, the 2026 combined rate is the county's $1.30 per $100 of assessed value. A house at the median appraisal, assessed at 25%, pays about $6,790 a year, or $566 a month. Inside Franklin at the $1.566 city rate, the same house would pay about $8,179. The full rate table is on the Williamson County property tax page.
Water, sewer and septic in Legends Ridge
Being outside city limits can change who supplies water and sewer, and a county lot may be on septic rather than sewer. Ask the seller for the water and sewer provider and any septic records, and compare providers on the Franklin utilities guide.
How big are the lots in Legends Ridge?
The 171 residential lots in Legends Ridge
The county parcel layer counts 171 residential lots, and even the smallest tenth are about nine-tenths of an acre. Nearly every house sits on an acre or close to it, the most land per house of the nine subdivisions here with parcel data, so you choose on the house itself, without hunting for the big lot.
The 16 recorded sections of Legends Ridge
The legal descriptions record sections 1 to 8 plus a set of Legends Ridge Addition sections, 16 in all. Use the section on the parcel record when you look for comparable sales, since the custom houses here vary more than in a production-built plan.
Reading Legends Ridge appraisals against the 37069 ZIP
After the 2025 reappraisal, the county's median appraisal here is $2,089,200. That's the base of the tax bill, not a sale price, so get recent sales for the asking price side. The cost tool on this page starts from Zillow's typical value for the 37069 ZIP, $998,910 in September 2026, which is less than half this plan's median. Replace it with the list price before you read the result, or the tax line will look far too small.
Schools, HOA, the gate and the golf club near Legends Ridge
Williamson County Schools for Legends Ridge

HOA dues in Legends Ridge
No HOA publishes a dues figure online, so get the amount and any assessment from the resale certificate before your due-diligence period ends.
Is Legends Ridge gated?
Listing sites describe it as gated, with custom houses built from about 1997 to 2014. We couldn't confirm either on a primary source, so check the entrance on your tour and ask the HOA who maintains the gate.
The Vanderbilt Legends Club and Legends Ridge
Despite the shared name, we found no source tying the subdivision to the private 36-hole club nearby. Don't assume membership or course access comes with a house; ask the club directly.
Legends Ridge or Temple Hills: what decides it
Both carry 37069 addresses, both sit outside Franklin city limits on the $1.30 county rate, and both are WCS. They differ on what you're paying for. Temple Hills is organized around a private country club with published HOA dues of $440 a year; Legends Ridge is organized around land.
| Legends Ridge | Temple Hills | |
|---|---|---|
| 2026 tax rate | $1.30 (county only) | $1.30 (county only) |
| Lots | Median 0.977 acre | Not on the city parcel layer |
| HOA dues | Not published | $440 a year (2026) |
| Club | None tied to it | Optional; golf from $656 a month |
| Straight line to Main Street | 4.3 miles | 7.5 miles |
Choose Legends Ridge for acreage about 3 miles closer to Main Street. Choose Temple Hills if you'll use the club, since its HOA is cheap and published.
Before an offer on either, pull three things: the parcel record (to confirm the county-only district), the water and sewer provider, and the HOA resale certificate. On an acre lot, also ask for a survey showing easements and any drainage areas, since they limit where a pool or outbuilding can go.
