College Grove, TN is an unincorporated farm community in southeast Williamson County, about 18 miles from Franklin and 34 from downtown Nashville, and homes there pay only the county's 2026 tax rate of $1.30 per $100 assessed. Zillow's typical value for its 37046 ZIP is $1,295,361 (September 2026), the county's highest ZIP figure, and the ZIP includes gated golf communities with large new homes. Outside the gates, price land on septic and water service first.
You're relocating to Middle Tennessee, you want acreage or a club community, and College Grove is on your list because of the land, the golf or the tax rate.

Two markets under one ZIP in College Grove, TN
Decide which College Grove you're shopping before you look at a price. One is the gated club communities, where homes are new and large and the club sets the costs. The other is the rural community: farms, small tracts and the old village on Horton Highway, where land, water and septic set the costs.
If you want a finished house and amenities, compare club communities on dues and membership first. If you want land, start with the parcel's water and septic, because the county's plan says the village has no sewer and the water district has been working to add capacity.
The Grove, College Grove's club community
The Grove is a private, gated club community at 6200 Wildings Boulevard with a Greg Norman Signature 18-hole course, and it hosted LIV Golf Nashville in 2024. Its site lists a final phase with limited homes remaining, and its featured homes have five or six bedrooms at roughly 6,060 to 8,924 square feet. It doesn't publish prices, dues or acreage, so ask the club for the membership terms, the HOA budget and any initiation fee in writing.
Before an offer in any College Grove club community, get answers to these in writing:
- Is club membership required with the house, or optional, and what's the initiation fee?
- What are the yearly HOA dues and club dues, and when did each last rise?
- Is there a transfer fee or capital contribution at closing?
- What does the architectural review board require for new builds, fences and pools?
- How many lots or homes remain in the final phase, and who builds on them?
Rural College Grove land
The county's plan describes the wider College Grove community as about 64 square miles matching the 37046 ZIP, home to about 3,000 people when the plan was prepared. Most of it is farmland and woods. Here the ZIP's $1,295,361 figure tells you little; ask for sales of comparable acreage instead.
Village homes in College Grove: what the county counted
For the village core around Horton Highway, the county's plan includes a parcel-by-parcel inventory. It covers about 157 parcels on 804 acres, a small slice of the 64-square-mile community.
| Land use | Parcels | Acres | Share of acreage |
|---|---|---|---|
| Single-family homes | 110 | 144 | 18% |
| Agricultural | 9 | 327 | 41% |
| Institutional (schools, churches, parks, the wildlife area) | 10 | 286 | 36% |
| Vacant | 14 | 33 | 4% |
| Commercial | 11 | 14 | 2% |
The village's 110 house parcels average about 1.3 acres, and 12 of them held manufactured homes when the county counted. That makes the village the most varied part of College Grove's market: older houses on modest lots near the bank building and the feed mill, where the ZIP's typical value is a poor guide to price. The count dates from when the plan was prepared, so check the parcel record for anything you consider.
The feed mill and village businesses in College Grove
Powell Covington started the College Grove feed and seed mill in the mid-1930s, and it has stood at its current site since 1937. Commercial parcels in the village cluster along Horton Highway, so a house on that road sits closer to shops and through traffic than one on a side street.
What are property taxes in College Grove, TN?

| Price | Assessed value | 2026 county-only tax | Same home in Franklin, outside FSSD |
|---|---|---|---|

Farmland tax in College Grove

Monthly cost of a College Grove home
At the ZIP value of $1,295,361 with 20% down and Freddie Mac's 7.4% average, principal and interest come to about $7,175 a month, and county tax adds about $351, for roughly $7,526 before insurance and any club dues. The buyer's Tennessee transfer tax at closing is about $4,793; the Tennessee closing costs guide covers the rest.
Water and septic in College Grove: check before you buy
Water comes from the Nolensville/College Grove Utility District, which the plan says was working with other districts to secure more capacity. Sewer isn't available beyond septic, and many properties have soils that limit septic use.
Septic permits in College Grove
Ask for the existing septic permit and soil evaluation, and make the contract conditional on a soil test if you plan to build or add bedrooms. The plan raises a shared treatment system as one possible long-term fix, but it's a recommendation, not a project.
Water service and wells in College Grove
Ask the seller for the water account and the utility district's confirmation that a new tap is available if you're buying a lot. On rural tracts beyond the lines, budget for a well and test it before closing. The Franklin-area utilities guide covers power and internet setup.
The floodplain in College Grove
Overall Creek, a Harpeth River tributary, runs through the village east of Horton Highway, and the plan notes that many properties on the east side are in the 100-year floodplain. Pull the FEMA flood map for any parcel there.

How College Grove got its name
The area was once called Poplar Grove, after its poplar groves. When a post office came in 1861, that name was taken, so residents chose College Grove after the community's two schools, one for boys and a seminary for girls. James Allison's purchase of 400 acres on Grove Creek around 1800 is counted as the founding.

The main road through the village began as an 1840 toll road and became Horton Highway. The Bank of College Grove was chartered in 1911, and its building still stands downtown; the Lewis and Northern railroad came through around 1914. Three buildings in the village, including the bank and the College Grove Methodist Church, are on the National Register of Historic Places.
The Haley-Jacqueth Wildlife Management Area in College Grove
A 230-acre farm given to the Tennessee Wildlife Resources Agency is now the Haley-Jacqueth Wildlife Management Area, partly inside the village and bordered by the Harpeth River. It's permanently protected, so it won't be developed.

College Grove vs Arrington for land buyers
Choose Arrington if Franklin is your daily drive: it's about 8 miles closer. Choose College Grove if you want more rural acreage farther out and don't mind the longer trip to town. Bill can tour land in both with you, in person or on video.
Three questions settle it. How often will you drive to Franklin or Nashville? Do you want a club community or open land? And does the parcel you like have water service and soil that passes a septic test? The ZIP values won't help: they're only about $17,000 apart.
