Franklin homes for sale: check the tax line before the price

On every home you shortlist, ask two questions before you look at the kitchen: is the parcel inside City of Franklin limits, and is it inside the Franklin Special School District (FSSD)? A Franklin mailing address answers neither. The parcel record does.

Same $913,277 home, 2026Rate per $100 assessedTax per yearPer month
Unincorporated Williamson County$1.30$2,968$247
City of Franklin, outside FSSD$1.566$3,575$298
Inside FSSD, outside city limits$1.9773$4,515$376
City of Franklin, inside FSSD$2.2433$5,122$427

The FSSD line is worth $1,546 a year on Franklin's typical home, or about $46,000 over 30 years at 2026 rates. It also changes the school system: FSSD runs PreK to 8th grade and its students go on to Williamson County Schools high schools. Run any address through the Williamson County property tax calculator before you make an offer.

A five-point check for every Franklin house on the shortlist

  1. The parcel's tax jurisdiction, from the Williamson County property record, not the mailing address.
  2. The school system, checked on the FSSD district map and the Williamson County Schools zone tools.
  3. HOA dues and what they cover, from the HOA's current budget rather than the listing.
  4. Flood exposure near the Harpeth River and its creeks, from the FEMA flood map and an insurance quote.
  5. The commute, driven at the hour you'd leave for work.

The Franklin weather and flood guide explains the flood checks.

Homes for sale in Franklin by budget

Zillow divides Franklin into broad areas. They aren't subdivisions, but their typical values show where each budget lands.

Franklin houses under $700,000

Zillow's Southall area ($570,803) and Central Franklin ($692,812) are where Franklin's typical values sit lowest. These are area typicals, and the citywide figure is $913,277, so the catch is choice: if the shortlist under $700,000 is too thin, Spring Hill and Fairview are the next places to look.

Franklin houses from $700,000 to $950,000

Zillow's McEwen ($722,425), Berrys Chapel ($755,440) and Carnton ($807,718) areas fall here, with the citywide typical value of $913,277 near the top of the band. Nolensville's and Thompson's Station's typical homes sit in the same range, so compare across the town line too. Thompson's Station's $1.403 rate is the lowest of any town in the county; the catch there is the distance, about 10 miles by road from the town center to Franklin.

Franklin houses from $950,000 up

West Harpeth ($984,295), Goose Creek ($998,254), Seward Hall ($1,016,752) and McLemore ($1,415,604) are Zillow's top Franklin areas. If you're asking for the nicest neighborhood, these are the most expensive by Zillow's figures. West Harpeth and Goose Creek put you in the top band for more than $400,000 less than McLemore's typical home. The catch is tax: a $1 million home inside city limits and the FSSD pays about $5,608 a year at 2026 rates.

Westhaven, Berry Farms and Ladd Park

These planned communities have no Zillow value of their own, so their guides use the ZIP figure or a builder's published price. Westhaven, for one, lists 9 miles of trails, 20 community parks and an 18-hole golf course among its amenities. Compare all of them in the Franklin neighborhood guides.

Williamson County towns beyond Franklin

Spring Hill ($518,832) and Fairview ($535,208) are the county's entry points, about 40% under Franklin; Brentwood ($1,388,985) sits above it. The Williamson County town comparison sets each town's typical home next to its 2026 tax rate.

Buying a home in Franklin from out of state

A relocation compresses the search into a few days on the ground, or none.

The written buyer agreement in Tennessee

Since August 17, 2024, MLS agents working with a buyer must have a written agreement before touring a home, in person or virtually. It states the agent's compensation and that the fee is negotiable. A chat at an open house doesn't trigger it; a scheduled tour does. Sign it once you've chosen the agent, then start touring.

Tennessee agency disclosure

Tennessee law (TCA 62-13-405) requires a licensee helping a buyer who has no agency agreement to disclose, and confirm in writing before an offer is prepared, whether they're acting as a facilitator, agent, subagent or designated agent. A facilitator can assist but can't advocate for you, so ask which role you're getting.

Video tours of Franklin houses

A video tour lets you cut a list of ten homes to three before you book flights. Ask for the walk from the driveway, the view from each main window, and a look at the roof line and the lot's drainage. If you buy without seeing the home in person, the inspection is your only in-person check: schedule it early and attend by video.

Homes for sale in Franklin with an employer relocation package

If your employer is paying for the move, the policy decides more than the budget. It can set how long the house-hunting trip lasts, which closing costs are reimbursed, whether temporary housing is covered and for how long, and whether the relocation company has to approve your agent.

Bill is a LeadingRE Relocation Specialist and works with national relocation management companies and local employers, so ask your relocation company about a referral to him before you fly in. Send the policy with your first message. If you also have a home to sell, say so: the timing of that sale can decide how fast you can make an offer here.

New construction homes for sale in Franklin and Williamson County

New communities across Williamson County sell directly from builders' sales offices. The salesperson there works for the builder. If you want your own agent on a new build, bring the agent to the first visit or tell the builder at the start, because each builder sets its own policy on outside agents.

Builders publish 'from' prices, and the finished price climbs with lot premiums and options. Ask for the price of the specific lot and plan, the HOA budget, and the parcel's tax jurisdiction, which on new land can be outside city limits even with a Franklin address. Between the county-only and City of Franklin rates, that's $607 a year on a $913,277 home. The new construction guide for Franklin lists the active communities.

What Franklin homes for sale cost to close and carry

Two costs come at closing and one every month. Here they are on Franklin's typical $913,277 home with 20% down.

Tennessee transfer and mortgage tax on a Franklin home

The transfer tax is $0.37 per $100 of the price, $3,379 here, and by statute the buyer pays it. The mortgage tax is $0.115 per $100 of the loan above $2,000, $838 on a $730,622 loan, paid by the borrower. Together they add $4,217 at closing. Contracts can shift who pays; the closing cost calculator for Tennessee works them out for any price.

Property tax proration on a Franklin home

Williamson County bills go out in October and are due by February 28 of the next year, so the year's tax is paid in arrears. How the current year is split between buyer and seller is a contract term: ask your title company to show the proration on the settlement statement.

Mortgage payment on a typical Franklin home

At Freddie Mac's 30-year average of 7.4% (week of October 15, 2026), principal and interest on a $730,622 loan come to about $5,059 a month. Add $298 to $427 for property tax depending on the tax line, plus insurance, which needs a quote.

Why Franklin homes for sale cost more than Nashville's

Zillow's typical Franklin home value is $913,277, 2.1 times Nashville's $425,889, and it rose 3.02% in the year to September 2026 while Nashville's fell 2.53%. Franklin is at its peak, so don't count on the drop Nashville buyers got.

The tax rate doesn't make it worse. Franklin's combined 2026 rates of $1.566 to $2.2433 per $100 of assessed value are below Metro Nashville's $2.814, so the extra cost is in the price and the loan. The Franklin housing market report tracks the trend month by month.

Negotiating room shows up in the metro figures. Across the Nashville metro, at all price points, homes took 64 days to go under contract in August 2026, up from 58 a year earlier; 34% of listings had a price cut, and homes sold for 97.8% of list price. They aren't Franklin's own, but 97.8% would be about $20,000 under a $913,277 list price, and a home that's sat for two months gives you grounds to offer under asking. Ask for the listing's days on market and price history before you write the offer, and weigh it against the tax line: a lower price on an FSSD home can still cost more each year than a full-price home outside it.

What is the nicest neighborhood in Franklin, TN?

By Zillow's typical values, the most expensive Franklin areas are McLemore ($1,415,604), Seward Hall ($1,016,752), Goose Creek ($998,254) and West Harpeth ($984,295). Which one is nicest comes down to what you're paying for: lot size, age of home, commute or a planned community's amenities. The neighborhood guides compare individual communities with their tax line and school system.

Do I need a written buyer agreement to tour homes in Tennessee?

If you're touring with an agent who belongs to an MLS, yes. Since August 17, 2024, the NAR settlement rules require a written agreement before a tour, in person or virtual. It states what the agent is paid and that the fee is negotiable. Talking with an agent at an open house doesn't require one.

Who pays the buyer's agent in Tennessee?

Your written buyer agreement sets the agent's pay, and the amount is negotiable. The buyer is responsible under that agreement, but you can ask the seller to pay some or all of it as part of your offer, and a seller can agree. Settle the approach with your agent before you write the first offer.

Can I buy a home in Franklin without visiting first?

Yes. You can tour by video, sign documents electronically and attend the inspection remotely. Ask your title company early whether it can close by mail or remotely, and ask your lender what it needs in person. A written buyer agreement still has to be signed before the first video tour.

Can I search Franklin listings on this site?

No. This site doesn't run a listing search. Instead, send Bill your budget, timing, preferred areas and school system through the private search form, and he replies with matching Franklin homes from the MLS, each with its 2026 tax line.

Why are Franklin homes so expensive?

Prices have doubled in ten years: Zillow's typical Franklin home rose 109.8% to $913,277 by September 2026, about 2.8 times Tennessee's typical $330,844. The tax rate isn't the cause. Franklin's 2026 combined rates are $1.566 to $2.2433 per $100 of assessed value, below Metro Nashville's $2.814.
