Westhaven, Franklin TN: home types, HOA and what it costs to own

Key takeaway

Westhaven in Franklin, TN is a 1,500-acre Southern Land Company plan inside the city and in Williamson County Schools, with a Kroger, an 18-hole course and five pools inside it. Zillow's typical value for its ZIP, 37064, is $901,467 (September 2026). If that's above your budget, price a Westhaven townhome or condo, and get the HOA dues in writing first, since they aren't published.

Who this guide is for

You're relocating to Franklin and Westhaven is on your shortlist, and you want to know which home type fits your budget and what owning one costs.

Is Westhaven right for you?

Westhaven fits if

  • You want a grocery, golf and pools inside one plan: Westhaven has a Kroger, an 18-hole course and five pools.
  • You want a choice of home type inside one plan: single-family, townhomes, condos and a 55+ section.
  • You want to be inside the City of Franklin on the $1.566 tax line rather than the FSSD rate.

Look elsewhere if

  • You want the Franklin Special School District: look at Downtown Franklin, which sits inside FSSD.
  • You want a short run to I-65 and offices: Berry Farms sits at the Peytonsville Road exit.
  • You want an older neighborhood with lots of resale stock: Fieldstone Farms has about 2,137 homes from 1987 on.

Homes for sale in Westhaven: which type to buy

Start with the home type, because in Westhaven it sets the price more than the street does. Confirm in writing that a townhome or condo's dues include the Residents' Club and pools. If they do, that's the pick if your budget sits below the 37064 ZIP's typical value of $901,467 (Zillow, September 2026).

Zillow has no Westhaven value of its own, so the ZIP figure above is a guide to the band, not a subdivision median.

If you're weighing a townhome here against a house at the same price in an older plan, compare what the dues buy as well as the square footage. Fieldstone Farms gives you two pools and a clubhouse; this plan adds three more pools, an 18-hole course and a Kroger. Neither association publishes its dues, so get both figures in writing and put them side by side before you decide.

Westhaven amenities: pools, golf, trails and the Kroger

Southern Land Company planned about half the land as green space, parks and trails. The rest holds homes, a golf course and a small town center. The list below is the developer's.

The Residents' Club at Westhaven

A 15,000-square-foot clubhouse with a fitness center, a movement studio, an art center and a 37-seat theater. Ask what's included in dues and what's charged per use.

Five pools and the Skube Swim Center in Westhaven

A lap pool, a zero-entry pool, a shallow pool, a slide pool with a 119-foot slide and lazy river, and the Skube Swim Center, a six-lane competition pool. Fieldstone Farms, the big established plan across town, has two.

The golf club and trails at Westhaven

An 18-hole Arthur Hills course with a Golf Performance Center. The developer lists about 9 miles of trails and 20 parks on one page and higher counts on another, so walk them before you rely on either number. Tennis and pickleball courts are on the list too.

The Kroger at Westhaven's Village Center

The Village Center has a Kroger, restaurants, a pub and a bank, so the weekly shop can stay inside the plan. If walking to the store is the point, filter listings by their distance to the Village Center before you look at anything else.

Public elementary school inside Westhaven

A public elementary school was built into the plan. That doesn't settle which school a given home is assigned to: look up the address in the WCS zone finder, since the School Board can redraw zones.

What are the HOA fees in Westhaven?

Southern Land doesn't publish the dues. The only public reference is an offer of two years of dues paid on select new townhomes, so get the number in writing before you offer.

Charges to check on a Westhaven resale certificate

ChargeWhy it matters here
Master duesEvery home type pays them; the figure and billing schedule are the baseline
Condo or 55+ association feeCondos and the Active Adult section can bill on top of the master dues
Club per-use chargesThe theater, studio and drop-in daycare may not all be covered
Transfer or capital feeDue at closing, so it belongs in your cash-to-close figure
Dues promotionThe two-years-paid offer is on select new townhomes, so don't assume it on a resale

Once you have the figure, add it to the cost-to-own tool on this page. Closing-day fees and Tennessee's transfer tax are in the guide to buyer closing costs in Tennessee.

Property tax in Westhaven and Franklin's middle tax line

On a home at the ZIP's $901,467, your 2026 bill is about $3,529, or $294 a month before dues and insurance. That's Franklin's middle line, $1.566 per $100 assessed: inside the city, outside the Franklin Special School District (FSSD), and about $1,500 a year less than the same house on the FSSD side.

It's also the same bill you'd pay at that price in Berry Farms, Ladd Park or Fieldstone Farms, which sit on the same line. So tax won't separate Westhaven from its neighbors; the dues and what's inside the plan will. Use the Williamson County property tax guide for how the bill is built and when it's due.

Williamson County Schools and the Westhaven school line

You're in Williamson County Schools (WCS) here: the plan isn't on FSSD's subdivision list, and a Census check on a Westhaven address returns the county district. Assignment still goes street by street, so the elementary school inside the plan isn't a promise for every home. For how WCS and FSSD compare, see the Franklin schools guide.

New homes and builders in Westhaven

Southern Land is still selling new homes here, so you can choose new or resale inside one plan. Go new and the builder, not the developer, sets the floor plans and the warranty.

Builders selling in Westhaven in 2026

The developer's Homes page lists Ford Classic Homes, Legend Homes, SLC Homes, Stonegate Homes and Zurich Homes, plus a Reserve collection by SLC Homes. SLC Homes, Southern Land's own builder, had built about 870 residences by 2023. Compare builder contracts with the Franklin new construction guide before you sign.

Westhaven or Berry Farms: what decides it

Both put a grocery inside the plan, and on paper they match: both in 37064, both inside the city, both WCS, so the tax line is the same. What decides it is scale and what sits next door.

Pick Westhaven if you want the bigger amenity set and more choice of home type. Pick Berry Farms near the I-65 interchange if a quick run to the interstate matters more than golf and five pools.

When Westhaven started and how much is left to build

Southern Land Company began selling homes here in 2003. By 2023 the developer counted more than 2,400 households against about 3,500 homes planned, which left roughly 1,100 still to come, so ask what's planned near any street you like. The plan won a National Association of Home Builders Best in American Living Award in 2022. For other plans to set beside it, the Franklin neighborhoods comparison has all 18 in one table.

Moving to Westhaven: FAQs

What is Westhaven in Franklin, TN?

It's a master-planned community on the west side of Franklin, developed by Southern Land Company since 2003. At completion it will cover about 1,500 acres and roughly 3,500 single-family homes, townhomes and condos. A Village Center with a Kroger, a golf club, five pools and a public elementary school sit inside the plan, and it's inside the City of Franklin.

What are the HOA fees in Westhaven?

The developer doesn't publish them. Its Homes page advertises two years of dues paid on select new townhomes, which confirms a recurring charge but not the amount. Ask the listing agent for the resale certificate, which states the master dues, any condo or 55+ association fee, the transfer fee at closing and any special assessment.

Is Westhaven inside Franklin city limits?

Yes. A Census geocoder lookup on a Westhaven street address places it inside the City of Franklin, so the tax bill includes the city's levy. The 2026 combined rate outside the Franklin Special School District is $1.566 per $100 of assessed value. Confirm any specific home on the parcel record before you estimate its bill.

What school system serves Westhaven?

It's Williamson County Schools. The plan doesn't appear on the Franklin Special School District's subdivision list, and the Census geocoder returns the county district for its addresses. A public elementary school sits inside the plan, but assignment goes by address, so check each home in the WCS zone finder.

How big is Westhaven?

The plan covers about 1,500 acres, with roughly half set aside as green space, parks and trails. Southern Land expects about 3,500 homes at completion and counted more than 2,400 households in 2023. The developer lists about 9 miles of trails and 20 community parks, though another of its pages gives higher figures.

Is there a 55+ section in Westhaven?

Yes. The developer lists Westhaven Active Adult and the Astor Club as its age-restricted section, alongside single-family homes, townhomes and condos. Owners there use the same Residents' Club, pools and trails. Ask whether a separate association fee applies on top of the master dues, and read the age rules in the governing documents.

Who built Westhaven?

Southern Land Company is the developer, and its own builder, SLC Homes, had built about 870 homes by 2023. The current builder list also includes Ford Classic Homes, Legend Homes, Stonegate Homes and Zurich Homes. Each sets its own plans, prices and warranty, so compare contracts builder by builder.
