Franklin, TN utilities: who supplies power, water, gas, trash and internet

Key takeaway

Franklin, TN utilities come from Middle Tennessee Electric for power, Atmos Energy for natural gas inside the city, and one of four water providers depending on the address: the City of Franklin, Milcrofton, H.B. & T.S. or Mallory Valley. Ask the seller for a recent water bill to find out which one serves the house, then start power, water and gas about two weeks before closing.

Who this guide is for

You're buying or renting in Franklin and need to know which companies to call for electricity, water, sewer, gas, trash and internet, what each one costs where it's published, and which questions depend on the exact address.

Which Franklin utilities serve your address

Start with the parcel, not the ZIP code (the Franklin ZIP code guide explains why the two don't line up). A Franklin mailing address can sit inside or outside City of Franklin limits, and that line decides your water and sewer provider, your trash service and your property tax rate at the same time. Pull the parcel record, then use this table.

The pick: ask the seller or listing agent for one recent water bill and one electric bill. The water bill tells you which of the four providers serves the house, and whether sewer is billed with it, faster than any map.

Franklin city limits and your other bills

The same line changes your property tax. On a home appraised at Franklin's typical $913,277, Williamson County's official 2026 combined rate works out to about $2,968 a year outside any city, $3,575 inside Franklin, and $5,122 inside Franklin and the Franklin Special School District (FSSD). The guide to Williamson County property tax rates explains each one.

Electric utilities in Franklin: Middle Tennessee Electric

Middle Tennessee Electric, usually called MTE, lists Franklin among the cities it serves, along with Brentwood, Murfreesboro, Smyrna, La Vergne, Lebanon and Mt. Juliet. It's a cooperative founded in 1936 and based in Murfreesboro, with more than 345,000 accounts across 11 counties, so customers are members and owners with one vote each.

Middle Tennessee Electric rates on a Franklin home

MTE puts its 2026 average residential cost at 12.45 cents per kWh, about 28% below the U.S. average. At that average, a month using 1,000 kWh comes to about $124.50, and a hot-summer month at 2,000 kWh about $249. Your bill depends on the home's size, insulation and heating type, so ask the seller for 12 months of bills; the current rate schedule is on mte.com/Rates.

Starting Middle Tennessee Electric service

Start, stop and transfer requests go through MTE's service requests page. Ask about any deposit when you apply. Request service about two weeks before closing, and set the start date for your closing or move-in day.

Franklin water utilities: four providers by address

Four water providers serve homes with Franklin addresses. Which one you get depends on the parcel, not the ZIP, and only the city's own utility bundles sewer as a matter of course.

City of Franklin Water Management

The City of Franklin's Water Management Department provides water, wastewater (sewer) and reclaimed water, mainly within city limits. New accounts are opened through the city's utility billing office at (615) 794-4572; check the city's start and stop service page for the current documents and deposit. If your parcel is inside the city, this is the most likely provider; confirm it on the seller's bill.

Milcrofton Utility District in Franklin

Milcrofton provides water to the greater Franklin area, at (615) 794-5947, and new customers apply through its Start Water Service page. If you're building, its access (tap) fees rose by $1,000 for a 3/4-inch connection and $2,000 for a 1-inch connection on October 1, 2025, rose another $1,000 each on October 1, 2026, and are set to rise $1,000 each again on October 1, 2027. Irrigation systems installed since August 2024 need a separate irrigation connection.

H.B. & T.S. Utility District on Downs Boulevard, Franklin

H.B. & T.S. has supplied drinking water since 1968. Its office is at 505 Downs Boulevard in Franklin, open Monday to Friday 7:30 a.m. to 4 p.m., at (615) 794-7796, and new service starts with the contract and application on its website. Its site lists water services only, so ask how sewer is handled at your address.

Mallory Valley Utility District near Franklin

Mallory Valley Utility District also serves water in the Franklin and Brentwood area, with a mailing address at a Franklin PO box. If a listing names it, call the district to confirm it serves the address and ask for the start-up steps.

Where Franklin water comes from

Your provider's annual water quality report (the Consumer Confidence Report each utility publishes) names its sources. Read the one for your address.

Natural gas utilities in Franklin: Atmos Energy

Atmos Energy supplies natural gas in the City of Franklin under a franchise with the city.

Atmos Energy service at a Franklin address

Not every home has gas: some are all-electric, and a parcel outside the city may have no gas line at the street. Check the listing for a gas furnace, water heater or range, and if there is one, call Atmos at 888-286-6700 a week or two before closing. If the home is outside city limits, confirm with Atmos that it serves the address.

Trash and recycling utilities in Franklin

Inside city limits, trash is billed with your city utilities; outside, it's your job to arrange. On a home appraised at $913,277, city trash at about $396 a year plus the $607 city tax difference comes to about $1,003 a year that a county-only address avoids, before you pay any hauler.

City of Franklin trash pickup

Inside city limits, the city's Sanitation and Environmental Services department handles household trash, curbside recycling, yard waste and bulk pickup, and it opened glass and cardboard drop-off in September 2025. The city's residential rates page has listed $33 a month for once-a-week curbside service with one cart, plus $11 for each extra cart, about $396 a year. Confirm the current rate when you set up service.

Williamson County convenience centers outside Franklin city limits

Outside the city there's no municipal pickup. You either hire a private hauler or take trash to one of the county's 10 convenience centers, which are free for Williamson County residents. Brush has to be cut to 3 feet or less, and centers close on county holidays. The county's convenience centers page lists locations and hours.

Internet and a setup checklist for Franklin utilities

If you work from home, internet is the utility to check first, because it's the one a house can't easily add later.

Checking Franklin internet providers by address

Enter the address on the FCC National Broadband Map (broadbandmap.fcc.gov) to see which wired and fiber providers report service there. AT&T Fiber is listed as available in parts of Franklin. Make this check before you offer.
