Moving from California to Tennessee ends state tax on your wages: California's rate reaches 12.3%, plus 1% on taxable income over $1 million, and Tennessee taxes neither wages nor investment income. Two lines move the other way. Sales tax is 9.75% in Franklin and Nashville against California's 7.25% statewide base, and property tax here follows the county's latest reappraisal instead of the price you paid. On Franklin's $913,277 typical home, the 2026 bill is about $3,575 outside the Franklin Special School District (FSSD).
You live in California, you're moving to Franklin or elsewhere in Middle Tennessee, and you want to know which taxes go away, which ones go up and how property tax works here compared with Prop 13.

Start with the income tax, because it's the line you can price today. At $800,000 of California taxable income, you stop paying about $79,236 a year; against that, up to 2.5 points more sales tax on $20,000 of taxable purchases costs about $500. Below the top bracket, run your own figure through the Franchise Tax Board's schedule and set it against the same $500.
Then rebuild the property tax line from zero. Franklin's typical home carries about $3,575 a year outside the FSSD in 2026; if that price is too high, Williamson County's two cheapest ways in are Spring Hill ($518,832) and Fairview ($535,208).
California income tax vs Tennessee: what you stop paying
California's top income tax bracket on 2025 income
California's 12.3% bracket starts at $742,953 of taxable income for a single filer and $1,485,906 for joint filers, and the Behavioral Health Services Tax adds 1% on taxable income over $1 million. At the top bracket, every extra $100,000 of income costs $12,300 in California tax.
| Single filer's 2025 California taxable income | California tax (FTB 2025 schedule) | Tennessee tax on the same wages |
|---|---|---|
| $800,000 | About $79,236 | $0 |
| $1,000,000 | About $103,837 | $0 |
| $1,500,000 | About $170,337 (including the 1% surcharge) | $0 |
Below the top bracket, look up your figure in the Franchise Tax Board's 2025 rate schedules; the rates step up from 1%.
Tennessee's Hall tax repeal
Tennessee once taxed interest and dividends under the Hall income tax. It was repealed for tax years beginning on or after January 1, 2021, so a California portfolio's income stops carrying state tax once you're a Tennessee resident. There's also no Tennessee inheritance tax for deaths after 2015. Our guide to Tennessee income tax covers the details.
Your last California tax return
For the year you move, plan on a part-year resident return with California covering the months you lived there, and on California-source income after you leave. The timing of a stock sale or bonus around your move date can matter, so set the date with a CPA.
California's Prop 13 vs Tennessee property tax
Tennessee has no Prop 13 equivalent, so this is the line to rebuild from scratch.
How Tennessee property tax is figured on a Franklin home
Residential property is assessed at 25% of its appraised value, and the bill is that assessment times the combined rate per $100 for the parcel's location. Franklin's 2026 combined rate is $1.566 outside the Franklin Special School District (FSSD) and $2.2433 inside it. On the $913,277 typical home, that's about $3,575 or $5,122 a year. A Franklin mailing address doesn't tell you which; the parcel record does. The 2026 Williamson County property tax rates are listed by town.
Reappraisal in Williamson County
Williamson County reappraises every four years; the last countywide reappraisals were in 2016, 2021 and 2025. At reappraisal your assessed value moves to the new market figure, and the county lowers the rate so total revenue doesn't jump: the county-only rate fell from $1.88 to $1.30 in 2025. If your home rose faster than the county average, your bill still went up. Between reappraisals, your appraisal stays put.
What a California buyer should budget for property tax in Franklin
Your own California bill is the comparison to use. Under Prop 13, the general levy is 1% of a home's base-year value plus voter-approved debt, and the base rises by no more than 2% a year until you sell; as a rough check, 1% of a $913,277 purchase would be about $9,133. In Franklin outside the FSSD, the same price carries about $3,575. Your Tennessee bill will follow the market at each reappraisal, though, so budget for it to rise when values do.
Sales tax after California: the line that rises in Tennessee
Tennessee sales tax on everyday purchases
Tennessee's state rate is 7%, and Williamson and Davidson counties add 2.75%, so most purchases in Franklin and Nashville carry 9.75%. California's statewide rate is 7.25%, with district taxes of 0.10% to 2.00% in most areas, so the difference depends on where you lived. On large single items, Tennessee caps the local tax at the first $1,600 and adds a 2.75% state single-article tax on the part between $1,600 and $3,200, which brings a $40,000 car to about 7.2%. The Tennessee sales tax guide works through big-ticket examples.
Grocery tax in Tennessee
Food is taxed at a reduced 4% state rate plus the local rate: 6.75% in Williamson County. In Davidson County the local food rate drops to 1.75% on November 1, 2026, making groceries 5.75% in Nashville.

Nashville and suburb home values for a California buyer

Moving from California to Tennessee: the first 90 days
Tennessee driver's license and Real ID
Once you've established residency, you have 30 days to get a Tennessee license, with proof of identity and two proofs of residency, and Real ID documents if you want the star. In Williamson County, the Franklin Driver Service Center at 3830 Carothers Parkway is the only full-service center. The Tennessee driver's license guide lists what to bring.
Registering a California car in Tennessee
Title and register the car at the county clerk. In Williamson County, a new-resident registration is $68.75 in 2026, including the $25.75 wheel tax, and there's no emissions test because Tennessee ended emissions testing statewide. Electric vehicles pay $200 extra at renewal, and hybrids $100.
Voter registration in Tennessee
Register in the county where you live. If you rent first in one county and buy in another, register again, because a Tennessee registration doesn't transfer between counties. The moving to Tennessee checklist puts every step in order.
Where Californians lose money moving to Tennessee
Three avoidable mistakes, with what each one costs:
Missing the FSSD line on a Franklin parcel
Two similar Franklin homes can sit on opposite sides of the Franklin Special School District boundary. Inside it, the 2026 rate is $2.2433 instead of $1.566, about $1,546 more a year on the typical home, or roughly $15,000 over ten years. Check the parcel record before you write an offer.
Budgeting from an old Tennessee tax bill
A listing may show a bill from before the 2025 reappraisal, or one that doesn't include Fairview's or the FSSD's 2026 rate increase. The FSSD's alone adds about $411 a year on the $913,277 typical Franklin home. Ask for the 2026 bill, or run the appraisal through the 2026 rate yourself with our Williamson County property tax calculator.
Buying flood cover too late in Tennessee
Flood insurance through the NFIP usually takes 30 days to start, unless it's bought as part of the loan. Coming from earthquake country, you may price the wrong exclusion: the state's emergency management agency calls flooding Tennessee's most common and costly natural disaster, and says one inch of water can do more than $25,000 of damage.
Earthquake and flood insurance after moving from California to Tennessee
The coverage gaps you know from California exist here too. A standard Tennessee homeowners policy excludes earthquake and flood. Earthquake cover is sold as a separate policy or rider, usually with a deductible of 10% to 20% of the coverage limit, and flood cover comes through the National Flood Insurance Program. Our rundown of what Tennessee home policies leave out covers both and how to size the dwelling limit.
