Is McKay's Mill in the Franklin Special School District?
Only in part, and that's the first thing to settle. FSSD's own subdivision list puts the Hadden Hall section inside the Franklin Special School District. A Census lookup on a main-section address on Oxford Glen Drive returns Williamson County Schools instead. Both are inside the City of Franklin, but the tax rate differs.
| Part of McKay's Mill | K-8 system | 2026 rate per $100 assessed | Yearly tax at $941,539 |
|---|---|---|---|
| Hadden Hall section | FSSD | $2.2433 | About $5,280 |
| Main sections | WCS | $1.566 | About $3,686 |
The $941,539 is Zillow's typical value for ZIP 37067 (September 2026), since Zillow doesn't value McKay's Mill alone. On that figure the FSSD side costs about $1,594 a year more, roughly $133 a month on top of your mortgage. Unless you need FSSD, the main sections are the pick for the lower bill; if you want FSSD on every street, the alternative is Forrest Crossing. Two houses at the same price can sit on different sides of that line, so filter listings by section.
The Hadden Hall section of McKay's Mill
FSSD runs PreK-8 and its students continue to WCS high schools. Confirm any Hadden Hall address on FSSD's map lookup, since the district's list is dated April 2023.
The main McKay's Mill streets in WCS

A clubhouse that owners can rent, a pool, a gym, playgrounds, parks, courts and walking trails. Ask which of them your association's dues cover; condo and villa owners may have different access.
Homes in McKay's Mill and its three associations
You can buy a single-family house, a townhome or a condo here, so the price range is wider than in a mainly single-family plan like Ladd Park. Which association you join depends on the home type.
The McKay's Mill HOA, Montgomery Place and Park Run
The master and single-family association is managed by one company; the Villas of Montgomery Place have their own association, and the Park Run condos are run separately by a different manager. None publishes dues. Ask for the resale certificate and check whether you'd pay one fee or two.
The master association pays for a reserve study. Ask for the latest one alongside the budget: it shows which big repairs are coming and whether the reserves cover them or a special assessment might.
The McKay's Mill Design Review Committee
Decks, fences, pergolas and additions need the committee's approval before you build. If a renovation is part of your plan, read the guidelines before you make an offer.
