Is Cool Springs right for you?

Living near Cool Springs: pick by school line

If your job is in Cool Springs, choose the school system first and the subdivision second. The homes around the office district fall on three different tax and school setups: Franklin with the Franklin Special School District (FSSD), Franklin with Williamson County Schools (WCS), and Brentwood to the north.

Distances are straight-line figures from parcel data, except McKay's Mill, which comes from its HOA; drive times run longer. For the shortest trip, start with Ashton Park. The catch is that the closest three are WCS apart from Hadden Hall, so if you want FSSD, Forrest Crossing is the pick at about 4 miles out.

Is Cool Springs a city in Tennessee?

No. It's an unincorporated commercial area that grew up around the CoolSprings Galleria, which opened in August 1991. Its northern part lies inside Brentwood's city limits and the rest falls under Franklin. There's no Cool Springs city government, tax or school system: your address follows whichever city, or the county, the parcel sits in.

The boundaries and main roads of Cool Springs

The area spans both sides of I-65. Mack Hatcher Parkway marks the west edge, Carothers Parkway the east, Moore's Lane the north and Liberty Pike the south. Cool Springs Boulevard and Mallory Lane are the main roads through it.

Is Cool Springs in Franklin or Brentwood?

The Galleria itself, at 1800 Galleria Boulevard, geocodes inside Franklin with ZIP 37067. North toward Moore's Lane you can cross into Brentwood, where the 37027 ZIP's typical value is $1,220,331. The guide to moving to Brentwood covers that side.

Which neighborhoods are near Cool Springs, TN?

Ashton Park, Avalon and McKay's Mill are the closest; Forrest Crossing and Lockwood Glen sit about 4 to 5 miles from the Galleria in a straight line.

Ashton Park off Cool Springs Boulevard

About 0.2 mile from Cool Springs Boulevard, with roughly 231 homes approved in 2001. Inside the city and in WCS. See Ashton Park.

Avalon near Cool Springs

More than 600 acres in five neighborhoods between Cool Springs Boulevard and McEwen Drive, with over 300 acres kept as open land. WCS and inside the city; Avalon has its own HOA breakdown.

McKay's Mill east of I-65

More than 1,300 homes with a grocery-anchored town center, about 2 miles east of I-65 and Cool Springs Boulevard. Its Hadden Hall section is FSSD while the main streets are WCS, so check the address. The McKay's Mill page lays out the split.

Forrest Crossing in FSSD

FSSD's list puts all of Forrest Crossing inside the district. It's off Murfreesboro Road and has been inside the city since 2004.

Lockwood Glen on the Carothers corridor

Begun after Crescent Resources bought the land in 2013, east of the I-65 corridor along Carothers Parkway. It's split between FSSD and WCS, with small lots. More on Lockwood Glen.

Two apartment communities near Cool Springs, Mosby Cool Springs and Viera CoolSprings, appear on FSSD's list too, if you want to rent while you look.

CoolSprings Galleria stores and shopping in Cool Springs

The Galleria opened in August 1991, and the district grew around it. Its department stores are Dillard's, Macy's, JCPenney, Belk and Primark. For restaurants and the rest of the shopping along Mallory Lane and Cool Springs Boulevard, see the Franklin things to do guide.

Offices and employers in Cool Springs

If your offer letter names Cool Springs, plan the house hunt outward from that office: the subdivisions in the first table are all within about 5 miles of the Galleria in a straight line.

Cool Springs employer list: Nissan, CHS and Mars

Companies listed with Cool Springs offices include Nissan North America, Community Health Systems, Mars, Tivity Health, UBS and CKE Restaurants. Offices move, so check your own employer's address, and see the Franklin major employers guide for the current list and locations.

Property tax near Cool Springs on three lines

Because the district spans two cities and the FSSD boundary, three homes a few miles apart can carry three different 2026 rates. Here's each on its own ZIP's typical value.

Where the home sits2026 rate per $100 assessedHome valueYearly tax
Franklin, inside FSSD$2.2433$941,539 (37067)About $5,280
Franklin, WCS$1.566$941,539 (37067)About $3,686
Brentwood$1.49$1,220,331 (37027)About $4,546

Brentwood has the lowest rate of the three, but its typical value runs about $279,000 higher, so its bill lands above the Franklin WCS line. The cost-to-own tool on this page uses the WCS line, where Ashton Park, Avalon and most of McKay's Mill sit; switch it to the FSSD line if you're shopping Forrest Crossing or Hadden Hall. Rates and bills are explained in the Williamson County property tax guide, and the school systems in the FSSD and WCS guide.

How to shortlist a home near Cool Springs

A Cool Springs job gives you a fixed point to plan from. Work outward from it in this order.

  1. Pin your office address and decide on a maximum drive. Straight-line miles in the table above are a floor, not a drive time.
  2. Decide FSSD or WCS. On the same $941,539 home that choice is worth about $1,594 a year in tax, before you weigh the schools themselves.
  3. Check each listing's address on FSSD's lookup and the WCS zone finder, and the city on the parcel record. A Franklin mailing address can still sit outside the city.
  4. Drive the route at 8 am and 5 pm on a weekday. Galleria traffic on weekends and in the holiday season is a separate test.
  5. If a partner commutes to Nashville, check that route too in the Franklin to Nashville commute guide.

If your employer offers a relocation package with a home-finding trip, do these five steps before you fly in, so every showing on the trip is already on the side of the school line you chose.

Cool Springs or Berry Farms: what decides it

Both put offices and shopping near home. One is a large district you live beside; Berry Farms is a 600-acre plan that builds its own small version inside.

If your office is in Cool Springs, live beside it. If you'd rather your neighborhood had its own shops and you can drive to work, the developer puts Berry Farms about 5 minutes from Cool Springs. Moving to Cool Springs: FAQs

Is Cool Springs a city in Tennessee?

No. Cool Springs is an unincorporated commercial district that grew up around the CoolSprings Galleria, opened in 1991. The northern part sits inside Brentwood's city limits and the rest is in Franklin. Your tax bill and school system follow the parcel's city and district, so check the address rather than the Cool Springs name.

Is Cool Springs in Franklin or Brentwood?

Both. The Galleria at 1800 Galleria Boulevard is in Franklin, with the ZIP 37067, and so is the rest of the district except the northern part toward Moore's Lane, which falls inside Brentwood. The district is bounded by Mack Hatcher Parkway, Carothers Parkway, Moore's Lane and Liberty Pike, and it spans both sides of I-65.

What stores are at CoolSprings Galleria?

The mall's department stores are Dillard's, Macy's, JCPenney, Belk and Primark, according to the Galleria. It opened in August 1991, and the rest of the Cool Springs district grew up around it along Cool Springs Boulevard and Mallory Lane. Check the mall's directory for the current smaller stores and restaurants.

Which companies have offices in Cool Springs?

Companies listed with Cool Springs offices include Nissan North America, Community Health Systems, Mars, Tivity Health, UBS and CKE Restaurants. Offices move over time, so confirm your own employer's address. The site's major employers guide keeps the current list and locations for Franklin and Williamson County.

Which neighborhoods are near Cool Springs?

Ashton Park sits about 1.5 miles from the Galleria in a straight line, and Avalon lies between Cool Springs Boulevard and McEwen Drive. McKay's Mill is about 2 miles east of I-65. Forrest Crossing and Lockwood Glen are a little farther, around 4 to 5 miles. Each has a different school setup, so check the address.

What school system serves Cool Springs?

It depends on the address. The Galleria geocodes to the Franklin Special School District for PreK-8, but nearby subdivisions such as Ashton Park and Avalon are Williamson County Schools, and McKay's Mill and Lockwood Glen are split. Homes in the Brentwood part fall in WCS. Check each address on FSSD's lookup and the WCS zone finder.
