This site collects only what you type into its forms, plus how you arrived at the site. Bill Diebenow uses it to reply to your request and for nothing else.
What the forms collect
The relocation plan form appears in the header bar and again on each page. Step one asks when you are moving, your price range, whether an employer is relocating you (optional), what matters most (optional checkboxes) and your email. The private search form on the buying page also asks which areas and how many bedrooms. Step two asks your first and last name, your phone number (optional), where you are moving from (optional) and your consent to be contacted. On larger screens, a short form may appear once per visit when you move to leave the page; it asks your name, email, phone (optional) and consent.
The consent checkbox reads: "I agree that Bill Diebenow of Compass may contact me by phone, text or email about my inquiry. Consent is not a condition of any purchase. Message and data rates may apply; reply STOP to opt out." That exact wording is stored with your request.
With your request the site also sends the page you sent it from, which form you used, and how you first arrived in this visit: the landing page, the referring website's address, and any campaign tags in the link (utm_source, utm_medium, utm_campaign, utm_content, utm_term). That arrival information is kept in your browser's session storage until you close the tab, as is a note that the leaving-the-page form has already been shown. A hidden field catches automated spam.
Where your request is stored and who sees it
Vercel Blob
Each request is saved as a private file in Vercel Blob, the storage service of Vercel, which hosts this site.
Resend
The site emails your request to Bill Diebenow through Resend, an email delivery service.
FormSubmit fallback
If the site's own email is not set up or fails, your browser sends the same details to Bill Diebenow through FormSubmit (formsubmit.co), an email relay. The request is still saved in Vercel Blob first.
Rate limit
To stop abuse, the site counts requests per hour from each connection. It stores a one-way hash of your IP address and the hour, never the address itself, and deletes old counts after about two hours.
Nobody else receives your details. They are not sold or shared for marketing.
Other services this site loads
Pages load fonts from Google Fonts, photos from Wikimedia Commons, and Bill Diebenow's portrait from his own website's image service, so those services see your IP address when your browser fetches them. The property tax and closing cost calculators run entirely in your browser: nothing you type into them is saved or sent.
Your choices
Reply STOP to any text to opt out of texts. To see, correct or delete the details you sent, email bill.diebenow@compass.com or call (615) 337-3660.
Questions about this site's research go to how we research; to reach Bill about a move, use the contact page or start from the relocating to Franklin home page.
