New construction homes in Franklin, TN mostly start above the typical resale price. Toll Brothers' Franklin Ridge is priced from $1,654,995, while Zillow's typical Franklin home is $913,277 (September 2026). The lowest confirmed new-home price in Williamson County is $829,995 in Spring Hill, so below that you're asking Thompson's Station builders for price sheets, checking Meritage's unconfirmed Franklin listings from $631,990 or looking outside the county; if you want new inside Franklin, Westhaven has the widest range of builders and home types.
You're relocating to Franklin and weighing a new build against a resale home: which communities and builders are selling, what they start at, and what to ask before you sign a builder's contract.

New construction homes in Franklin: starting prices vs resale
The only starting price confirmed on a builder's own site inside Franklin is $1,654,995, a base price before lot premiums and options. Zillow's typical Franklin home, mostly resale, is $913,277. Lower Franklin prices exist only as third-party listings so far, so get a dated price sheet before you count on them. Without those, a new home at the resale price means a different town.
Start with the row that matches your budget:
| Budget for a new home | Where to look first | Published starting price |
|---|---|---|
| Under $500,000 | Dream Finders in Murfreesboro, Smyrna, White Bluff, Chapel Hill | $309,990 to $459,990 |
| $500,000 to $830,000 | Dream Finders in Thompson's Station (Fairhaven, Garrett Farms, Pleasant Creek); Meritage in Franklin (Poplar Farms, Station Hill) | Dream Finders not published; Meritage listings from $631,990, unconfirmed |
| About $830,000 to $1.2 million | Toll Brothers August Park, Spring Hill; Westhaven (ask) | From $829,995 |
| $1.2 million and up | Toll Brothers Sagebrook, Nolensville; Drees Starnes Creek and Dream Finders Thomas Downs, Franklin | From the $1,200,000s (Sagebrook, anticipated); Franklin listings from about $1.18 million, unconfirmed |
| $1.65 million and up | Toll Brothers Franklin Ridge, Franklin | From $1,654,995 |
| 55 and over | Westhaven's active adult section, Franklin | Not published |
If you want new inside Franklin, start with Westhaven: one community gives you six builders and everything from condos to single-family homes, so you can compare without changing commute. Builder prices change often; figures here were read from the builder's site in November 2026 unless marked as a listing.
New construction communities in Franklin
Five Franklin communities showed homes for sale or coming soon on a builder's own site in November 2026, and two more from Meritage appear only in third-party listings. A community name doesn't settle the city limits, school system or HOA for a lot, so check each one.
Westhaven new homes in Franklin
Westhaven is a Franklin community developed by Southern Land Company. Its sales site lists sections 60, 62, 63, 66, 67 and 69 selling now, plus an active adult (55+) section, with single-family homes, condos and three-story townhomes with elevators. Builders are Ford Classic Homes, Legend Homes, SLC Homes, Stonegate Homes, Zurich Homes and Reserve SLC Homes. Westhaven doesn't publish prices, and a current offer pays two years of HOA dues on select active adult townhomes. The catch: you'll need each builder's price sheet to compare, and the Westhaven neighborhood page shows what resale homes there sell for.
Toll Brothers Franklin Ridge
Franklin Ridge is selling single-family homes from $1,654,995. At the City of Franklin's 2026 rate of $1.566, that base price carries about $6,479 a year in property tax, or $540 a month. Ask which lots are inside city limits and which carry lot premiums.
Toll Brothers Magnolia Green in Franklin
Magnolia Green is a future Toll Brothers community in Franklin, anticipated from the $2,400,000s. Nothing is selling yet. If your timeline is twelve months or more, join the builder's interest list for release dates and first-phase pricing.
Drees Homes Starnes Creek in Franklin
Drees lists two single-family communities in Franklin's 37064 ZIP, Starnes Creek and Starnes Creek Estates. Its page doesn't print prices, and a search listing showing Starnes Creek from $1,199,990 is unconfirmed, so ask the sales office for the current base price and the lots left in each section.
Dream Finders Homes Thomas Downs in Franklin
Dream Finders lists Thomas Downs in Franklin among its Nashville-area communities. A search listing showed Thomas Downs from $1,179,990, but the page itself showed no Franklin price when opened, so request the price sheet and the HOA budget before a visit.
Meritage Homes Poplar Farms and Station Hill in Franklin
NewHomeSource listings show Poplar Farms in 37067 from $631,990 with 3 to 4 bedrooms, and Station Hill Estate Series in 37064 from $809,990. Neither price could be confirmed on Meritage's own site. If they hold, these are the only new homes on this page inside Franklin priced under the $913,277 typical resale value, so make Meritage your first call for a dated price sheet.
New construction homes around Williamson County
The one new-home price under $1 million confirmed in the county is in Spring Hill. Two figures matter for each town: the starting price, and which county the lot sits in.
Toll Brothers August Park in Spring Hill
August Park is selling from $829,995, the lowest confirmed Toll Brothers price near Franklin and about $83,000 under Franklin's typical resale value. Spring Hill straddles Williamson and Maury counties, which changes the tax rate and school system. On the Williamson side, the 2026 combined rate of $2.009 puts that base price at about $4,169 a year. The Spring Hill relocation page covers the county split.
Toll Brothers Sagebrook in Nolensville
Sagebrook is coming soon, anticipated from the $1,200,000s. Nolensville's typical resale home is $834,285, so this is new construction at a premium of at least $365,000 over the town's typical resale home. See the Nolensville page for resale prices.
Dream Finders Homes in Thompson's Station
Dream Finders lists three Thompson's Station communities: Fairhaven, Garrett Farms and Pleasant Creek. None showed a price on its site. Thompson's Station's typical resale home is $728,431, which is a fair benchmark for any price sheet you're handed there.
Cheapest new construction homes near Franklin
The lowest published starting prices on this page sit outside Williamson County. Dream Finders' Nashville-area list in November 2026:
| Community | Town | Starting price |
|---|---|---|
| Shelton Grove | Murfreesboro | $309,990 |
| Maple Crest | White Bluff | $334,990 |
| Briley Downs | Smyrna | $443,990 |
| Pyles Station | Chapel Hill | $459,990 |
New construction in Murfreesboro and Smyrna vs Franklin
A $309,990 new home in Murfreesboro costs about a third of Franklin's typical resale value. The trade is that every one of these towns is outside Williamson County, so the school system, the tax rate and the drive to a Franklin office all change. If your job is in Cool Springs, drive the route at rush hour before you price the house. The Franklin and Nashville commute guide covers I-65 and the main routes.
New construction vs resale in Franklin: the monthly cost
August Park's base price in Spring Hill costs about $412 a month less than the typical Franklin resale, and Franklin Ridge's costs about $4,350 more. All three options use 20% down, Freddie Mac's 7.4% average and 2026 property tax for each location:
| Home | Price | Principal and interest | Tax a month | Monthly total |
|---|---|---|---|---|
| Toll Brothers August Park, Spring Hill (Williamson side) | From $829,995 | $4,597 | $347 | $4,945 |
| Typical Franklin resale (Zillow) | $913,277 | $5,059 | $298 | $5,357 |
| Toll Brothers Franklin Ridge, Franklin (city rate) | From $1,654,995 | $9,167 | $540 | $9,707 |
When new construction in Williamson County costs less a month
A new home in Spring Hill at its base price comes in about $400 a month under the typical Franklin resale, despite Spring Hill's higher tax rate. Add options and a lot premium of $75,000 and that gap is gone. A builder's rate buydown can matter more than the price: on a $663,996 loan, each point off the rate is worth roughly $450 a month in the early years.
When a Franklin resale home is the better buy
Resale wins on timing. A relocation with a fixed start date can't wait on a build, and the typical Franklin resale at $913,277 costs about $4,350 a month less than Franklin Ridge's base price. It can also win on location: a resale search covers every Franklin subdivision, while the confirmed new construction under $1 million on this page is in Spring Hill, Thompson's Station or outside the county. Compare the two on the Franklin neighborhoods overview before you commit to a build.
Should I use a real estate agent to buy new construction in Tennessee?
Yes, and bring the agent to the first visit. The builder's sales agent works for the builder. A buyer's agent compares the base price, lot premium and options against resale sales nearby, reads the builder's contract with you and asks for closing-cost help, a rate buydown or upgrades, whichever the builder will put in writing.
Franklin builder agent registration rules
Each builder sets its own rule for when a buyer's agent must be registered, and none of the builder pages on this page publishes it. Call the sales office before your first visit and ask whether the agent has to be with you or named on the sign-in form. Bill can register with the builder and tour model homes with you by video if you're still in another state.
Builder contracts and new construction inspections in Franklin
Read the builder's deposit, delay and warranty terms line by line before you sign, and ask a Tennessee real estate attorney to review any you don't understand. Hire your own inspector for a pre-drywall check and a final walk, even with a builder warranty.
New construction costs beyond the base price
Three lines sit inside or on top of a base price: city impact fees, HOA dues and property tax.
Franklin impact fees and permit costs
The City of Franklin charges parkland and road impact fees on new residential development, with amounts set in its Municipal Code, and these are usually built into a builder's price rather than billed to you. Ask the builder in writing whether any city or utility fees will appear on your closing statement.
HOA dues in new Franklin communities
None of the builder pages opened for this guide publish HOA dues. Ask for the current dues, the HOA budget and any planned increase once the developer hands the association to owners. At Westhaven, ask what the two years of paid dues on select townhomes comes to in dollars, then what you'll pay in year three.
Property tax on a new Franklin home
A new home is taxed like any other: 25% of appraised value times the 2026 rate for its location. On a $1,654,995 home that's about $6,479 a year at the City of Franklin rate and $5,379 at the county-only rate. Check the parcel's jurisdiction, then run the price through the calculator for Williamson County property tax.
Building a custom home in Franklin
Custom-build cost in Franklin turns on the lot, the finishes and the builder. No dated cost per square foot was available for this guide, so the benchmarks are the production builders' starting prices above and resale values for the same area.
Cost to build a house in Franklin, TN
Get at least two written bids on the same plan and finish level, plus a separate site-work estimate for the lot, which covers grading, utility connections and any septic system outside city sewer. Then compare the total with Zillow's typical value for the area: if the build costs more than nearby resale homes of the same size, you're paying for newness and choice. The Franklin housing market data gives values by ZIP.
